It is time to turn up the heat on slumlord HOA organizations and owners responsible for commons areas of condos, etc... For years, advocates and homeowners here have complained that the township was being too soft on slumlords, too hesitant to prosecute those who ignored warnings about cockroach infestations, bad plumbing, faulty wiring and leaky roofs, to name a few. It is my hope that these slumlords have reason to be wary. They need to be charged with violating fire, building and safety and health codes and endangering the lives of hard working decent home owners trying to keep a roof over their and their families heads.

Looking at these pictures posted on this site is an assault on the senses of an ordinary person to include his piece of mind. It appears as if it has become a stash house for gangmembers and druggies. The place I am sure stink of dead animals with the dumping grounds so close by. These are breeding grounds for mice to make constant incursions from across the way onto their property. Weeds in the yard has reached as high as one's chest. It must be embarrassing for those homeowners who are struggling to have some remedial actions taken to correct these obvious problems and harmful living conditions. Searching this property to get a satelite view of this ugly property with all the stuff in the lawn and immediately you are pointed to see a manicured grassy plot with a pool. Hmm?

Failure to remedy these clearly seen building code and structural violations in this property as depicted by the photos must result in the responsible people living under house arrest for 90 days spending equal amounts of time during those 90 days in each unit to include the basement area. What health department approves a human to live in and breathe mold thick enough to choke a horse. I am sure that most of the home owners are sick and have breathing difficulties.

I have been a contractor for several years and I have never seen a property with so many structural issues with the foundation and the stair and porch railings, etc. that were not comdemned. This comes from a lack of care, maybe even the ground that it was built on is a sinking pit. To answer the question would I live here, WOULD YOU?

Owner's of this complex were not blessed with an occupancy permit that all contractors must seek before they can get paid the last dime for any project that is under the control of the building inspectors and the zoning department's authority. Owners have no authority to move in after a major disaster until the work is complete and the township or the county has signed off on the required documentation. I totally agree that no owner should pay hoa fees until the building is released back to them for habitation.

According to many state laws, property owners are only entitled to a vote on capital improvements for condominiums, not repairs. In the case of Hidden Valley, the association was paid to renovate the property according to building code procedures and fail to do so.

Homeowners have rights and protections from HOAs who “bully” and single them out .... When maintenance suffers and the inspection process is flawed to the point of not issuing occupancy permits after repairs from a major fire has occurred, the units are deemed as condemned and uninhabitable.

After 14yrs and the units are not repaired to a habitable condition, approved by the government using a paper trail, the homeowner must sue for criminal negligence and the endangerment of one's health to include punitive damages as granted by a jury of their peers.
