Byers Beware of this Company: Guaranteed Rate Affinity 1260 Iroquois Avenue Naperville IL
This is my story,
I was pre-approved by Guarantee Rate for a home in April of 2021. The second pre-approval was September 2,2021. I put an offer on house on September 10,2021 the seller accepted the offer and I got a closing date of October 11,2021. I have sent all paper work require by the underwriter and the loan officer several times per there requested. I have never had such poor communication when dealing with a business matter.
My realtor or the seller realtor have not been able to communicate with these people on a consistent basis Garit Allen or Cody Allen the loan officers. The communication is so bad that we have to do everything now in a group text, or email because they lie on a consistent basis so we have to keep a paper trail. The day I was supposed to close October 11 they were moving into their new home which Cody Allen told me himself . However I did receive a instant reply from Garit Allen 2 weeks ago that he was out the country on vacation.
I have paid all fees that was required got the inspection done and the appraisal everything was cleared. Today November 29,2021 both Realtors reach out by email and text for a clear to close and the response was it was denied by the underwriter unless I put 25% down on a $420,000 house roughly comes out to 100 thousand.The fact It took them almost 90 days to figure this out is mind boggling. They need there licensed terminated for being so incompetent. There communication is horrendous even just talking to him or Cody which I think is the son you can tell they have no idea what they are doing.
It’s almost laughable that they still have a job. I am more than qualified for this house I am a traveling Registration Nurse I am currently on a covid crisis assessment in Texas and I have been stuck here since August dealing with this company I was told I couldn't changed jobs till I closed. They have ran my credit 6 times between Aug 14 - October 29. Not only have I not seen my family since August I missed my sister wedding and my cousin funeral because I only get 1 day off and I was saving it for my closing day.
I've been stuck in Texes on a deployment and I had to extended because they kept pushing the closing day back which never happened. I work 6 days a week 12 hours days in a hospital dealing with people dying on almost a daily basis to come back to the hotel and be stressed wondering if I’m going to have a home to come home to. My currently situation I did not renew my lease because I had a closing date for October 11, and my lease was up October 31, and by the time I explained the situation to the apartment complex it was too late they already had rented my apartment out she did let me stay for the month of November because she knew I was in Texas on a crisis assignment.
Only good thing about this is I have a good support systems back at home that was able to move my things out the apartment and put them in storage today I had to pay almost $1500 hundred dollars for the movers and $190.00 for the storage unit. I am now in the process of switching lenders and I’m probably going to have to start this process all over because I don’t think the seller is going to wait another 45 days. This company have really messed me over if you read the Reviews on BBB we all have the same story.
