First I would like to start out saying that I have been staying in my particular unit for 4 years and have stayed on the property since 2011. Both the current property manager and the previous property manger were very nice. They were very courteous and professional. I would give them a 5 on management however there are other issues. 1. there have been several changes in ownership of the property. This has caused major confusion and delays with repairs.
2. Owners always seemed to want to take the least expensive way to make repairs and often only did temporary fixes. They would exhaust all possibilities before just replacing the items if they fixed the issue at all. 3. The property is old and in need of renovations to update and modernize the property. In it's current state it is not worth fair market value.4. With the various changes in ownership came the changes with the maintenance staff. Because of this there were delays on repairs being made. Now to the positives: 1. The management is excellent. Management provides excellent customer service, keeping residents informed of all areas relating to the property. She would create work orders in a timely manner and follow up. She had an open door policy for concerns or ideas which she always communicated all resident concerns to the owner. 2. The location is within minutes of grocery stores, restaurants, shopping, entertainment, airport and down town Atlanta. The residents are very friendly like a close knit family The property is very quiet and drama free. It is not a crime filled area and make you feel at home.
I have resided in Greenbriar Mill Apts. since 2011. For the most part I have not had issues with management. Both ladies who have managed the property since I have been there have been very nice, professional and fair. I have however had issue with the fact that during my time there ownership has change several times. I also have had issue with getting things fixed in a timely manner mainly because the owner didn't want to spend any money to do the repairs correctly and always tried to have maintenance do a patch job. Only after trying several patch jobs did they finally spend the money to do a proper fix or replace broken item. Switching ownership do often also meant dealing with new rules some of which were not in the lease agreement that had been signed. With several changes in management also caused delays in repairs and sometimes repairs not being completed. The buildings are old and in need of a serious remodeling makeover. The owners want to charge fair market value for staying in the apartments but due to their age and lack of updates it is not worth the money. The positive points are that it has a great location. It is on Marta bus line., It is in a central location where you can get to shopping, movies, clubs, restaurants, groceries stores and Walmart, Target, Lowes, Home Depot, banking and downtown Atlanta within minutes The location is also quiet. Neighbors are friendly
