I want to give an honest review about Global Investments Incorporated based in the UK.
This company presents investment properties with high returns in the USA, cities like Cleveland, Detroit, Baltimore and other states.
This company presents the perfect investment for any investor looking to make high returns, they offer renovated properties and top management companies so you can receive a high rental income with no risk.
Everyone in this company presents themself as professional claiming they have investors from all over the world.
I am giving this honest review because i don't think is fair that this people/ company which are all a fraud, lie to people this way,
They present you a list of properties, claiming they are all rented, some fully renovated and some in perfect conditions, they tell you to pay a fee to separe the property and that an inspection report is going to be done next, if something comes up on the report they will escrow some funds to pay for all this repairs, so you can receive a perfect property.
Once you do all of this and they send to you the report, they escrow the money, you pay for the property and do the closing.
Thats when the fraud comes up:
All the repairs that the properties need, all the money escrowed you have no control of this, you get no updates, you have no idea if the repairs are done correctly and they give zero follow up or proof of this repairs.
Then they present you to two companies that have zero experience with property management and that are far from been the top and professional as they claimed.
This two companies never pays your rent, you then get informed that almost all of the properties are empty and they start claiming that there is no way to rent it until the repairs are done which you have zero control over this.
The couple of units that are rented they don't pay you rents and every time they give you a new excuse.
One day they claim they are sending a report and that is never sent
Next time they say they wired the rents-and that is never sent
Next time the property is renovated and that's a lie when next time they said is empty because needs more repairs
next time the same property is rented another lie
next time they tell you people left and needs more repairs another lie
next time they tell you money is already sent thats another lie.
They keep you like this for months, with you knowing zero about the repairs, about the property, about the money, about the rents, every day is a new lie and no money at the end.
Global Investment which is the one that offers this perfect investment properties and presents you to this people gives zero response and help to you, in fact he claims that he has no control, thats a lie all of them are partners, they all do this plans together to defraud people and sell you bad properties, empty and not pay you anything, but if you send him an email considering on investing more money with him, he comes back again as the professional ,expert person, you can clearly notice the fraud they just want to take the money and run.
They don't care about providing support to you, that you receive your rents, that the repairs are done, that your properties are fine, once he gets his money he runs and this is a fraud.
This review is because i know many people are looking for good investments and when you see this type of plans with no risk, with professional people you believe in them at the end all of this companies are just a CON ARTIST and i don't want other people to put their money on this people hand and just receive problems.

1. Is this too good to be true?
2. If these were amazing properties, with such great returns, why aren’t big vulture funds buying them all up?
3. Would you buy a property in the worst area where you live?
4. What’s Detroit like? Is there employment? The population? Why are the properties so cheap?
5. Who is going to rent my property? Other than “Slum Tenants”
6. When am I going to Detroit to see for myself, before I buy?
7. Who is the Detroit landbank? What rights do they have to reposes my property?
8. What violations could be charged and why?
This is my honest story,
It’s riddled with hidden costs and with property management companies who will rip you off with fabricated property management expenses and you have no idea if the work was every carried out or even needed, they just issue monthly statements deducting fee’s for the “work”, was it every carried out? The management company issue no invoices or proof that the work was ever done. If the value of the work they claim is required or has been done is under $500 they are not obliged to tell you the owner, in advance. So, most of “the Work” is under $500, coincidence? The work is apparently carried out without you knowing and is just deduct from your rental income, if there is any? It’s always the same type of work, re-key, snake and drain, replace faucet and maintenance. Small odd jobs and always boiler repairs. Must be great work in Detroit for plumbers! Then there are the utilities you as a landlord are liable for, the water that the “slum tenant” uses on a metered reading. You have no control on how much water they use, they could run a tap 24/7 and you pay for it. Bet Global never mentioned this. Your also liable for utilities reconnection fees. Now, the famous slum “Tenants”, who jump from property to property, leaving a trail of utter destruction behind in each property. The property management company say they “vet” them, but that’s bull. It’s in their interest to be setting up new tenants all the time. As they take “setup fees” every time as they charge you to have the property as they say, “rent ready” for the next "slum tenant". Work which they carry out using second rate tradesmen. Remember you are liable for the utility charges, before the next tenant. Security deposits are taken but never transferred to you as the property owner, as they are used in the “SETUP COSTS”. This is to set you up on an owner’s portal, used for maintenance, lawn mowing, insurance, legal fees, etc. Then the tenants go months without paying rent. Some walk away in the middle of the night, if you’re lucky or now you must evict them, unlucky. Who pays for that? Well no prizes for guessing, it’s you the property owner. You must put in window and door guards at a cost, on the property to try and prevent a break in, monthly charges apply for this as long the guards are in place, you must remove the boiler at a cost and a cost to store the boiler off site. Then if you must, it costs thousands to get the tenant evicted, court processing fees, bailiff fee’s etc. Checkout the link I’ve on here, it’s how the eviction took place at one of my properties. This tenant was only in the property six months. I never received any rent either. Also take a good look at the other link and the condition the tenant leaves one of the properties, this tenant just left, upped and walked out the front door, God only knows how long this property was empty before the property management noticed they left. Then the vicious circle starts again. You need thousands to repair the property, to get it “tenant ready”, pay utility bill too, for the evicted tenant or risk having the utilities turned off which your charged for as well to get it reconnected. While still trying to pay for your Detroit property taxes all on the back of getting zero rental income. I spoke with numbers of people who invested in Detroit, all through Global. We all have the same stories. Probably some violations will be charged to you as well by the Detroit Landbank. What then, if you can’t afford to get your property rehabbed and ready for a new tenant. It sits idle for a two-year period. The famous Detroit Landbank reposes or threaten to repose the house and charge you for doing so, costs thousands to stop the process. So, after experiencing this hell over and over you decide to sell. Get out of Detroit. You agree to sell. The closing costs take away a third of the closing price you agreed, which include commissions, buying and sell costs, taxes owed as you couldn’t afford to pay them at the time and some violations you never knew about. Your now down ten's of thousands on your initial investment. Please learn from my mistakes do not do it. You will regret it. I bought all four property from Global. They introduced me to one particular property management company which sounds like “Hardest Homes” avoid! They make promises of +18% annual returns, trust me, the only free cheese you get is from a mouse trap and after paying them a finder fee, which they say is to find the best located properties in Detroit. Introduce you to the best property management companies. Have tenant ready properties. With the best tenants. Your return is a big fat zero! IF you still really want to burn your money, time and energy in Detroit. You’d find similar maybe better properties yourself on Zillow. But Detroit is NOT a suitable place to invest. It’s just too poor. Go visit Detroit and see for yourself. That was the biggest mistake I made, not going there first to see for myself. The second, was believing Global, how can you trust a guy who spells his own second name wrong? One day it’s “Moodie” the next it’s “Moody”, what’s he hiding from?
