The company is dishonest, unprofessional and in my opinion borderline criminal. Over the past few years several mistakes were made. However it has become apparent in the past year that things have only gotten worse. As far and I'm concerned they have not only failed to live up to their contact they have stolen from me! To name a few.
Failed to renew lease with tenant for several months resulting in loss of income for myself. When they were confronted they stated they forgot.. proceeded with repairs with out authorization. They were given very clear instructions not to do a specific repair until further evaluation was completed. Not only did they do the repair they took funds from the reserve I kept with them with out prior knowalage or authorization. I find this the most criminal act of all. The company also failed to notify me at all of none payment of rent. I had to reach out to find out why my monthly deposit was not made only then was i told "oh the tenants did not pay their rent". Their depost was used in lue of rent payment to myself and the tenants did not move out for 2 weeks after not paying the rent. Every day was " they are brining in the keys today".
I asked to have several papers emailed to me and was told this last time that i would have to pay an "admiastrative fee" to get proof of maintanace that I paid for. $500 to be exact. The company has numerous compaints on yelp, google, facebook and the BBB. They do not take responsiblity for any mistakes! They do not provide infomratoin requested in a timely manner but feel they have to drag their feet and make me ask more than once. The property was returned in poor condition with many repairs needed to be made. No deposit and zero appologies. They approved the tenants but have failed to secure rent and a proper security deposit.
First Choice failed to perform the duties and tasks contracted for managing a 152 unit HOA. When notified they were in breach, they assured it would be addressed; upon second notice, said they are still working on issues, or just moved, or other unacceptable reasons for not performing contracted services.
After second notice, notified the company of immediate termination of the contract; their lack of performance was detrimentally impacting the association and causing financial chaos.
This company failed to provide financial reports within the defined 1 month period (by the 20th each month). April's financials were delivered in August, May and June's delivered in Sept. Never received four other months. Gave excuses that they were moving offices and changing accounting systems.
Over the course of the year, this company did not collect dues from multiple owners, arrears exceeded $15k; board had to secure own collection company to resolve (although this type of activity was in the service contract with First Choice). Even then, First Choice failed to provide the collection company the account information for owners in arrears after multiple requests over 60 days, although First Choice blantantly stated that info had been sent.
First Choice failed to pay our Comcast bulk cable contract for over three months. Requests to get maintenance bids for tree trimming and landscaping took over three months, and again the board had to find our own vendor in order to get the work done.
Being a new board of directors, we did not have a copy of the contract executed with First Choice by the previous board. Requested this document for over four months; first two months the requests went unanswered. The last few months, various staff members outright lied that they had sent it, then would make contradictory statements about being able to send the contract. Had to retain a lawyer to demand the document, and then First Choice sent a copy which was not signed by First Choice, only by the client HOA.
Although the First Choice Property Management Group's website cites a "money back guarantee" for service, they not only did not honor it, they are continuing to withhold our community documents and records for ransom. They are demanding three additional months fee plus $1200 for the electronic export of the TOPS data (industry standard property management accounting system).
Florida Administrative Code and the contract itself specifically states that records MUST be transferred to the agent of record, irregardless of any contractual or legal disputes.
