Fading West Development is capitalizing off the affordable housing crisis that they claim to be solving. They have the production capacity to build 2.5 units a week at peak production and 1 per week when production is slow. This equates to 700 homes per year if they were always at peak production. It’s is estimated Colorado has a housing deficit of 127,000 homes. So they are NOT a benevolent solution to the affordable housing crisis as they claim. I have seen these units sell for almost $500,000 dollars, and that equates to 980% the average salary in Colorado. They have no right to call this affordable housing, that claim is a blatant lie. One of there "core values” is We Care About People. This is also a blatant lie. They hired over 100 illegal immigrants through a very shady temp agency called 4A constructs. This is an excerpt from there website; Increase in Production "Our clients experience an increase in production due to the skilled labor force we provide, while maintaining a no benefit cost. We think that you will be excited to hear that means you will no longer have to provide OT pay, 401 K benefits, holiday pay, health insurance benefits, bonuses or any other benefit-based programs you may offer your W-2 employees. This frees up funds to allocate elsewhere.” This led to a human trafficking investigation by the Colorado Bureau of Investigation. They also hired numerous felons in our local prison through a program called the Second Chance Program. Many of those felons are now in management positions. When I was on the Poncha Springs site I witnessed management stage material in the open elements which led to the material being ruined. Some was installed on the homes never the less. They ended up filling two roll off dumpsters with trashed material. It was appalling. They also sold units which had gotten wet from a rainstorm in transit. This resulted in black mold behind gypsum and engineered lumber. To mitigate this problem they asked to wear hazmat suits and masks. They essentially illegally forced us to remove the material even though we don’t have certification to do such work. They put there profits over our well-being and physical health. Another major issue is their engineering department. The plans and blueprints for their structures are dispersed to their work force via IPads. The plans are often riddled in errors which results in having to redo massive amounts of work. This results in a lot of frustration and even more waste especially in man hours. There is even more unethical behavior in this company in the form of housing. They promised my family affordable housing in The Farm, a local development they built in Buena Vista. A year into my tenure and I still didn’t have housing. Those that did have housing received rent increases which have brought rent to almost $1,800 a month. This is above the average rent in Chaffee County. So they essentially are attempting to create a new "Company Store”
