I put an offer on a "mobile home" in a "mobile home park" that had an "HOA" My offer LUCKILY was contingent on receiving a copy of the HOA rules and accepting them. It took 10 days to receive said rules but what I was given were "Campground" rules regarding my "camper" which included "any camping unit designed and used for temporary dwelling for recreational, camping, travel or seasonal use, including all types of travel trailers, 5th wheels, park models also known as park trailers and motor homes, etc."
The rules celarly stated that if the mobile home was more than 10 years old it would need to be removed from property if it is sold. The mobile home is 36 years old and also violated several other regulations.
After backing out of the deal, Exit Realty re-listed the property without changes. It is still being offered as a mobile home with no mention of this being considered a campground. Even the torn down gazebo is still pictured and described and their HOA fee (really a campground fee) is lower than reality "it went up" I was told.

There is no mention of Riverside Landing being a campground and no information on-line. I had to go to the NH state tax records to find out the mobile home park was puchased by a construction company just 1 year ago and didn't find out they are now treating the 10 unit mobile home park as a "campground".... probably because it's easier to evict people.
