My husband and I gave David keanum at embrace home loans everything he needed to close on our home. We gave him bank stmts, s.s #'s, pay stubs , verification of employment I mean u name it , we brought it. This process began back in October of 2017, it is now Feb of 2018 and we still haven't closed!! I feel bad because he has all of our personal info and didn't do the job he said he would do. He would never answer our calls or texts, this was the worse experience ever. The closing cost would often change. I have found a new lender now. Hopefully everything goes as planned. I just wish I can get 3 months of wasted time and energy bk.
In jULY, 2017 i REFINANCED MY HOME from a completely different company than Embrace. tHIS cOMPANY, eMBRACE hOME lOANS, WITHOUT MY KNOWLEDGE AND CERTAINLY WITHOUT MY PERMISSION/AUTHORIZATION SOMEHOW GOT INTO MY CREDIT REPORT FOR THE PURPOSE OF A LOAN AND/OR REFINANCING. aS i HAD ALREADY REFINANCED WITH ANOTHER cO., i HAD no NEED TO INQUIRE about a loan from Embrace. I don't know how they can get into a persoon's private files. But they did. I hope people are very leery of all internet and phone transactions, as privacy seems to no longer prevail. There have been other companies that have also perpetrated this wrong-doing , but there is NOT enough room here to focus on them. I suspect that if you access any company's web site or even phone them and don't leave a msg., they have a way to pull up any info they want about you by just "clicking" that key. Please deal with these loan, mortgage loan, debt relief companies with CAUTION and try to be very alert of your actions.
My spouse and I used Embrace Loans to finance our new home purchase. They gave us the run around on several occasions - missing paperwork, requesting the same information multiple times, etc. We paid $495 to have our house appraised. It appraised around the $250K mark initially. They drew up our paperwork and we thought we could start the closing process. Nope. We were given a lame excuse and they insisted that we have it reappraised "at no cost to us". The 2nd appraisal was considerably lower (over $20k difference) giving us less equity and PMI coverage for many years. We've been paying over $220 a month in PMI alone. Now, less than 12 months later, we are getting offers from Embrace to refinance our house and they said they could drop our PMI coverage and honor our original appraisal amount. That is highly suspicious and raises many red flags about the company. Sounds like a bait & switch technique to get us back on the hook for a 2nd round. No thank you! I will never do business with them again. I will never recommend to anyone. I think they are corrupt. I plan to refinance with another broker in the near future - they will be local and must come with reputable recommendations.
This company is very deceitful. I contacted them in late May about refinancing my home. Provided them all of the necessary (Credit history w-2's etc.) information and was basically promised the world (Lower payment, lower interest rate, return of money on the loan to pay off bills, shorter length of loan -down to 15 years from 30 years). They pushed to have an assessment done on the home within the first week at a cost of $450 dollars. The inspection came and went. Kept waiting to hear back- communication got less and less. Provided a quote that we were willing to accept. We signed the paperwork and sent it back in. They then contacted us and requested information on a previous home that was foreclosed on during my divorce 5 years ago, but had sat in litigation until last year 2015. They then contacted us to inform us that the loan could no longer be approved by the FHA and that we would have to go conventional to which we agreed (less money in return and not quite as low an interest rate, but still acceptable. We agreed, but when we went to move forward they denied the loan (via underwriter) based on the foreclosure. This is Unscrupulous in my opinion. They took our money and did follow through on the commitment of the re-fi. I made numerous attempts to get a better answer and made continued attempts to get my money returned for the assessment, but was denied.
Avoid this company at all cost. They are not worth the effort to deal with. Use a more reuptable company or local bank.
