BEWARE! The listing at 8815 Shenandoah Run, Wesley Chapel FL 33544 is an absolute waste of time. Donna Santo (VP Sale GM Financial, Americredit), her loser live-in boyfirend Mark Chavez, and their realtor Veronica Preusch (aka Ronnie Preusch) are all full of sh*t.
At best, they are complete morons. At worst, they are pathological liars. Either way, they are time wasters who seem to have no interest in actually selling this home. The house has been listed for sale for almost 10 years! That is not a typo- since 2008. Nothing is on the market this long if the owner has any intention of actually selling the home.
8815 Shenandoah Run, Wesley Chapel has known leak issues (roof and septic), not to mention every queen palm on the property is rotting- 7 in total.
The first red flag is the three colored roof- not one or two different tiles, these idiots actually have three different colored tiles on the roof. The roof also has a large leak. There has been virtually no rain in months and still the leak is obvious. Just imagine how bad it will come the summer rain.
The septic is even worse! Terribly designed and clearly neglected for years. These dopes put the drain field right between two rows of large oak trees. In fact, a large crack was discovered during inspection- caused by an oak tree root. This wasn't even close to the drain field. If tree roots are causing damage this far away, one can only imagine just how much damaged the drain field must be. Not a cheap fix- roughly $10,000+ for new raised drain fields.
Here is the amazing part- they claimed to have no knowledge of the leak. Here are the facts- decide for yourself if you believe them.
1) There has been almost no rain in Tampa/Wesley Chapel for months, yet there is a large spot of standing water near the drain field in their back yard. To put this in perspective, the rest of the yard is so bone dry it's crunchy, yet they did not notice the pool of standing sewage in one spot?? Seriously?? Maybe they are really that stupid, who knows, but if they don't disclose this, you'll have your answer.
This is how the loser owner (and her even bigger loser boyfriend) fix things at 8815 Shenandoah Run- the pool/spa heater stopped working, so it was ripped out and the electric lines were left exposed. A nice touch for a $700,000 home.
If you want someone's "kept man" standing over you during every showing and inspection, this is the home for you. A 50 year old loser who lives in his girlfriend's house, isn't even on the title or mortgage, will go out of his way to make anyone and everyone feel uncomfortable. You know the type- drives a pick up truck to overcompensate and parks at the end of the driveway any time a visit is scheduled so no other cars can pull in. You would think the realtor would put a stop to that, but she's as dumb as a box of rocks and clearly has no back bone.
