Ryan Wright and DoHardMoney.com ARE CROOKS AND SCAM ARTISTS---FRAUDSTERS---They advertise to real estate investors and rehabbers, such as myself, that they are hard money lenders who lend in 49 out of 50 states (only Alaska is excluded, they say), as clearly stated in the marketing material they have repeatedly sent to me via email over many months time, as well as in emailed links to videos posted online and "webinar" like marketing campaigns, in addition to clearly stating that they lend in MY STATE OF CONNECTICUT ---right on their website, PLAIN AS DAY. They also advertise that they will fund within clearly stated parameters, on several categories of investment propertties, 100% FINANCING, and if your ARV is at or below 65%, meaning that THEY WILL FUND BOTH THE PURCHASE AND REHAB COSTS if your deal fits their clearly stated parameters and ARV requirements.
I recently bid and won and went to contract on an investment house, as SFH, in New Haven, Near Yale and nearer Southern Connecticut State U, where the comps (I am a Broker, am sure they are kosher) demonstrate that the property can pull about 200-220K once repaired, and I got it for only 41.9K. It needs renovation to the tune of about 30K, and my husband and daughter are both contractors, so between all of our real estate and construction knowledge, we are certain that we stand to make over 100K on the house once renovation is completed, and I list it on CMLS on April 1, and sell it in the hot spring market.
Once I wond the bid and got the executed contract, I started comparing my lending options, and thought that Ryan Wright's DoHardMoney.com sounded like the best deal, basically a no-brainer. and with my ARV closer to 55% than 65% as he requires, and knowing that the property is WITHIN ALL HIS STATED PARAMETERS OF LENDING, as well as that the company LENDS IN MY STATE OF CONNECTICUT, I decided to go with Ryan Wright and DoHardMoney.com, and I ponied up the money to get expedited processing and "GUARANTEED FUNDING" by paying a one-time $277.00 fee to have VIP msmber status, and thus get closed in 5 days, save over $700.00 in loan fees that non-members do have to pay to get loans, AND MOST OF ALL, TO GET THE 100% FINANCING BASED SOLELY ON THE EQUITY IN THE PROPERTY, THE ARV, IN OTHER WORDS, which funds WERE SPECIFICALLY SAID TO INCLUDE REHAB MONEY OUT OF THE DEAL AT CLOSING, AS IN, i PAY NOTHING AT CLOSING, AND LEAVE WITH 30k FOR REHAB, OR AT LEAST LEAVE WITH ACCESS TO A 30k DRAW AS THE WORK IS COMMENCED IN STAGES.
But to my HORROR, less than 30 minutes after paying and attempting to initiate the loan inception, i was informed by the RUDE AGENT AT DO HARD MONEY, THAT THEY DO NOT LEND IN CONNECTICUT?! I was very shocked, almost speachless at first, since I had been so careful to make sure I had dotted every "i" and so forth, so I said to the agent that I had only purchased the VIP membership to get my deal in CT funded, and THAT THEIR MARKETING LITERATURE AND WEBSITE CELARLY STATES THAT THEY LEND IN EVERY STATE EXEPT ALASKA, AND IN FACT THE OFFICIAL SITE EVEN HAS A TOOL WHERE YOU CAN CLICK ON YOUR STATE, WHICH I DID, AND IT SAYS: " CONNECTICUT HARD MONEY LOANS...To fund your real estate investing deal in Connecticut, we use our financial resources to secure a business line of credit for investors."
SO, I politely told the agent that fact, and about all the other places where they claim they do lend in Connecticut, and he denied it VIOLENTLY, and started yelling repeatedly that I have to sent him the emails, send him the emails, and then HE HUNG UP IN MY FACE, AFTER ANNOUNCING THAT I WAS NOT GETTING ANY REFUND. I called back, and politely, calmly tried once again, SAME RESULT, and then I got a fraudulent email from the same agent, several hours later, claiming that because of my INAPPROPRIATE BEHAVIOR, we could only discuss any inquiry into a refund (SAME REFUND HE DENIED ON THE CALLS, UNEQUIVOCALLY) via email.
But whatT he did not know when he wrote that email is that between his two RUDE TELEPHONE HANG UPS and the time I received that email, I CONTACTED THE STATE OF UTAH, ATTORNEY GENERAL, THE BBB, AND THE DEPARTMENT OF BANKING, CONSUMER PROTECTION, AND FINANCIAL INVESTIGATIONS, and I ALSO CONTACTED THE FRAUD NUMBER ON MY CC, WENT TO MY BANK, DESTROYED THE CC, ORDERED A NEW ONE OVERNIGHTED, AND GOT MY BANK TO REVERSE THE CHARGE THAT DAY. So when I replied to the rude email from Do Hard Money, I let him know that THE FRAUDULENT ACTIONS OF DO HARD MONEY AND RYAN WRITE WERE ALREADY REPORTED UNIVERSALLY, AS I HAD FILED COMPLAINTS WITH EACH OF THE AGENCIES ALREADY, only still have to file the BBB complaint.

Below is why, this is what has been sent to do hard money by us: This needs to be forwarded to Chris wise or Ryan Wright. I am placing a rip off report if I don't get my money back. Look in my account. None of them had any completed Evals until the last property im.on now. Here is where I hit a brick wall . Finally I got one eval complete on 1900 w hart orange tx and they'll DID get an evaluation completed finally. Well now they can't seem to get the form with the contractor bid on it when we've emailed it to them multiple times. The last time my contractor and I both made sure every field was filled out and we sent it to isaac. He says he didn't get it I personally sent it to sean and he said he didn't get it. I then went to my sent mail showing it was sent to him and forwarded it to him once again. That time he said he got it. I have heard nothing since and now isaac says he doesn't have the form now. I am also a former texas licensed realtor (before becoming busy rehabbing ) In order to market a property that we find to your other investors, what do you need a contractor form filled out by me for? Jet lending out of Houston doesn't require anything to market a wholesale property find for us. They leave that to the investor we pass the deal on to. I have txt messages to prove I was told I was approved for a house flip loan on a home in camp point il. I paid the fee they they wouldn't fund. Said that property was rual. I already confirmed the address of the property prior to making the payment and was told it was a go.

I paid 3000 bsck in April of 2016 and it's now March 2017. Still not one deal. Below is why, this is what has been sent to do hard money by us: This needs to be forwarded to Chris wise or Ryan Wright. I am placing a rip off report if I don't get my money back. Look in my account. ([email protected] was inserted here) look at the 5 different properties I applied for loans on and not one has funded because with most of them you never had enough evaluators go to the property. None of them had any completed Evals until the last property im.on now. Here is where I hit a brick wall . Finally I got one eval complete on 1900 w hart orange tx and they'll DID get an evaluation completed finally. Well now they can't seem to get the form with the contractor bid on it when we've emailed it to them multiple times. The last time my contractor and I both made sure every field was filled out and we sent it to isaac. He says he didn't get it I personally sent it to sean and he said he didn't get it. I then went to my sent mail showing it was sent to him and forwarded it to him once again. That time he said he got it. I have heard nothing since and now isaac says he doesn't have the form now. I got my gc to send it to me from him and then forwarded it to isaac. And Sean again There is no number you can call to reach them.
This game just keeps going on and on. From the beginning it seems this company is mainly Into lending but now I am sure the main Thing you guys are selling is real estate tutoring and access to wholesale properties. The reason I paid 3000 to begin with was becsuse the sales person told me we could wholesale properties. Were good at locating properties and have been flipping houses since 2004. We have well over a decade of experience. I am also a former texas licensed realtor (before becoming busy rehabbing ) In order to market a property that we find to your other investors, what do you need a contractor form filled out by me for? Jet lending out of Houston doesn't require anything to market a wholesale property find for us. They leave that to the investor we pass the deal on to. I have txt messages to prove I was told I was approved for a house flip loan on a home in camp point il. I paid the fee they they wouldn't fund. Said that property was rual. I already confirmed the address of the property prior to making the payment and was told it was a go.
