I had recieved a call asking me to give a estimate on replacing the floors with laminate flooring, 92 ft of trim removing carpet and pad, repairing dry wall, and replacing 2 doors, painting inside and out side of home.
I gave my bid and he signed a contract for $7500 While inprogress, he added several thing, such as landscaping the property, replacing the cieling fans (3) replacing all faucets, rebuilding part of the dog house, repair plumbing at well and in home more than 150ft of plumbing, 428 ft of trim was added, cleaning the roof, drive way, walk ways, clearing the back lot trees, limbs, high grass, replaceing the kick plates on kitchen cabinets, rebuilding the toilets, then changed the color of home due to customer changed his mind after we painted the home with his choice of color and paint he had supplied.
Upon calling David to let him know we only had clean up left for job completeion and woud be done by the end of the day he shows up on the job site, tells my crew to get off the property and he was not going to pay.
I told him i was going to lien the house and then forclose on the lien to force payment, he then looks at my wife and says you will be out and if you do i will get my gun and walks out of home. i called and filled out a sherrif report for his threats. Do not do any work for David Rose as he will only rip you off and after doing some resrarch i have found over 50 companys he has done this same thing to.
Did work for him and he finds every little thing to avoid payment. Wanted a 1980 mobile home to look new and not replace all siding. He will try and back charge you if he pays by credit card or PayPal. Work for him at your own risk!!
I won an online bid on Ebay for a property in Ohio. David Rose's description & pics were good enough for me to bid. David had 100% satisfaction rating with Ebay (obviously from ghost buyers) His exact words in the ad:
"Beautiful 3 bedroom home/ Great Investment Property near Lake Schoover!! This 3 bedroom home has been fully updated within the last couple years. Very well maintained home and Lot. Needs nothing but a new owner. $1 no reserve auction, you are bidding on the full amount of the house. You are bidding for total amount plus $499 closing fee. Less than 5 feedback email us before bidding. Payment due within 3 days, no credit cards accepted". The pictures were decent in & out and google earth showed a nice little home (but dated 07-2014) I called the county recorder & checked on ownership, it was a bank, yet that was possible if David Rose was the trustee or something.
Called the treasurer, the taxes were not delinquent! But since I reside in Ca. I hired a home inspector to physically go & report on the home. The inspector called me puzzled, there were no home, just an empty lot, so he filed a report & sent it to me with a couple pictures to document his findings. Further digging online we were able to find a claim for a fire report on that property that showed a few pics. The property was simply devastated, then obviously torn down since it was a total loss. This fool David Rose sent me several emails to pay him (lol) Watch out
