In August 2015 I purchased a home in Oklahoma City. My realtor, TJ Jordan, referred his friend, and handyman, David Gausden to me for Painting and Floor issues. i called David and we set a day and time to come to my house to meet and discuss the pending repairs.
when he didn't arrive at the agreed upon time I called and asked if he was intending on coming. He said he was on his way. He finally arrived, over an hour late. I told him I wanted the living room painted, and the concrete floor in 3 rooms to be stained. I told him since I was on a tight budget, I would do any necessary work to cut my costs. Depending on his fee for the job, I would then determine if I could afford 2 have 2 other bedrooms painted. i made it clear that the main job was the living room needed to be painted and the concrete floors in the living room, my master bedroom, and 1 of the smaller bedrooms needed to be stained.
He understood my budget issue and would get back to me with a quote. He came back with a quote for the total job, including the back 2 bedrooms being painted. He said since I was a friend of TJ Jordan, he had given me a discount, plus I was going to remove all the carpeting, padding and tacking from the floors so he didn't have to do it.
For a woman to do all that by herself , it was the hardest physical labor I've ever done alone. But removing the carpet was my responsibility so he would have the floors free of carpet and ready to go.. David told me he was the best. He had clients in Nichols Hills and he would have my walls and floors looking spectacular. I asked him if he was sure he could do the concrete floors, and he assured me he and his helpers had experience in staining concrete. I showed him numerous pictures from various websites so he knew exactly what I wanted on my floors.
The contract I signed was an amount for the paint job for 3 rooms and the concrete staining for 3 rooms. He did not itemize or break down the jobs. It was one total for everything.
The day he started, he asked for the 1st installment of $1,100; a third of the total so he could go get the supplies. He and his workers decided to start with the painting and do the floors after the paint dried. The day he was to start the floors, he requested the 2nd installment of $1,300.
After I wrote him the check, he informed me he decided he wouldn't be able to do the floors. He said he didn't think he could do them to my satisfaction. I was in shock. He tried to talk me into having tile or wood instead of the staining. He told me he charged $4.50 / sq ft to lay tile or wood. I had 634 sq ft of bare concrete. The math came to $2,853 for the labor alone.
the contract we agreed upon was for a total of $3,500. I had already given him $2,400. He left my house that day and said maybe I would have to just do the floors over the next year as I couldn't afford any more that
n what we agreed on. I told him I had already given him $2,400 !. I was in shock. I had pulled up 634 sq ft of carpet, and now had my living room, master bedroom, and 1 backbedroom with bare cold concrete left just like that. He didn't replace my base boards. He had broken my kitchen cabinet when he pulled it out of the wall. He just left. He took my check directly to the bank and cashed it so I was unable to put a stop payment on it. My realtor, TJ Jordan told me to quit playing victim when I told him that David Gausden had walked off the job after taking $2,400, and refused to finish the job. The contract was NOT ITEMIZED.
So it is now November 1st, my beautiful house has bare concrete floors, and DAVID GAUSDEN STOLE $2,400 knowing I wouldn't have had the bedrooms painted if it only left me $1,100 to finish my floors. Now I can't hire anyone to do the floors so I am left with bare floors.
I would have NEVER paid ANYONE $2400 to paint 3 rooms. BEWARE OF A GUY NAMED DAVID GAUSDEN BECAUSE HE WILL DO THIS TO YOU TOO IF HE THINKS YOU WILL GIVE HIM EXTRA MONEY TO FINISH THE JOB.
AS far as TJ Jordan, my realtor, I have lost any and all RESPECT for him after having known him for 30 years. He will try and talk you into paying more for a house. All he apparently was concerned with was selling me a house for more than I was willing to buy it for. He told the seller if I didn't buy it he would be the sellers agent as I found the house BEFORE it ever went on the market. So the seller had no agent. I HAD TO DEMAND TJ Jordan get tough with the seller to lower the price. TJ Jordan knew he'd work for the seller if I walked.
DO NOT HIRE DAVID GAUSDEN OR TJ JORDAN. THEY HAVE A LITTLE BIT OF A SCAM GOING AS FAR AS I AM CONCERNED.
