I rented this apartment, after being told it was completely "brand new" and "nothing" would "go wrong."
I am ONLY addressing the major habitability issues, not the cosmetic issues. I have kept fairly meticulous notes, contemporaneously in time.
I did not have heat for approximately three and a half (3.5) months (during winter).
When they turned the heat on, they could not control the temperature. Thermostat was replaced about four (4) times. These contractors have attempted to fix this approximately five (5) times. I still cannot control the temperature. They estimate it will take an entire day to spend fixing it. An employee mentioned one unit with the same problem took twenty-four (24) hours to repair.
My kitchen faucet has been broken repeatedly, (now working) but took approximately four (4) times to fix.
My bathroom faucet has been not working properly. They still need to come back. There were about four (4) repairs made. Hours…
My shower was either lukewarm or scalding hot (now working). I would estimate it took three (3) visits to fix. Hours…
In a twenty-four (24) hourtime period, I had contractors here for approximately eight (8) hours (8/24 hours).
They have refused, repeatedly, to negotiate with me. The condition of my apartment, since the moment I moved in, has bene and remains in breach of the implied warranty of habitability.
Their attorneys and management have tried to force me to move. Their attorneys will not answer my phone calls, return my phone calls, or respond to my emails.
I believe they are attempting to sell the building, another potential material breach, not to disclose to a potential tenant.
I have paid my rent in full….for nine (9) months and the apartment still needs the heating/cooling fixed. It was almost ninety (90) degrees inside for a few days.
Paul Munz, an inspector with the LA Housing Code Enforcement, gave them three (3) citations for my apartment alone.
DO NOT move here. It looks like a luxury apartment, as they tout it to be but it is a nightmare. The location is lovely but unless you want to hire attorneys and deal with lawsuits, DO NOT MOVE HERE.
