We are relocating nearly 1,200 miles in a couple of weeks. Our family consists of myself, my better half, and our two fur covered kids. NOTE: WE DO HAVE AN ADULT DAUGHTER NOT COVERED IN FUR WHO IS CURRENTLY AWAY AT COLLEGE!!! So there, that is a fairly accurate description of us I guess. We are returning to our home (NE Ohio) from S Florida. Kind of like LeBron James did, just without the fanfare. And as we are not professional athletes I will say to the good people of Cleveland and our extended family of Ohio that we regret to inform you we shall not be bringing with us aspirations of helping you in any way/shape/form WIN ANOTHER CHAMPIONSHIP!!! So we were overjoyed at finding

what appeared to be a fantastic home being offered on a "LEASE TO PURCHASE OPTION". This was after of course a somewhat exhaustive search of the local real estate market in Stark/Summit Counties. Situated in lovely Green, Ohio (Akron) we felt that we had finally found "THE ONE". Boy, could we have not been further from the truth. We immediately contacted Ellie "Laraine" Prewitt (always be cautious when someone refuses to use their God given 1st name -free advice) she is a representative of CREATIVE MARKETING CONCEPTS LP (Owned by one Jeffrey Prewitt -whom I just recently had the unfortunate pleasure of receiving a NO CALLER ID call from, and I must state here and now

that he is at best unlikable to say the very least). So as I was saying, we called Laraine and had our parents go look over the place in question (3775 Cottage Grove Rd Akron Ohio 44319). Dad said the place had good bones (a very Dad like thing to say) but that the furnace was on its last legs, the AC was inoperable, and the garage floor was cracked up pretty badly. We found during our independent research that the septic system was apx 30 yrs old (average life expectancy is 25-30 yrs) and also that the property was purchased around December for apx $78,000 (do know they were asking $133,900) so as you can see this was intended to be quite the money maker for the Prewitts. Other than a

little paint and some carpet no one could visually see what if anything they might have done in restoring this FORECLOSURE!!! We agreed to a $500 usd deposit to begin "PROCESSING THE TRANSACTION" and had stated to Ellie (aka Laraine) Prewitt that we would in fact require some sort of assurances from her that we would be protected from these aforementioned property concerns, she agreed. Our parents placed a $500 cash deposit with her on Aug 16, 2016. We received a call from her that evening asking us to please attempt to have bank financing secured for the property within 60 days or less. We agreed that we would try but that it might be a bit of a stretch. She relented and returned to

our originally agreed upon 12 months but included in the documents that we should attempt the finance before 60 days? A bit suspicious as Ohio now moves towards the legal direction of 60 day forclosures. So the next morning we received the documents for our new home. Missing was any mention of her repairing the items we had asked for (at a later time she stated that MAYBE she could pay 1/2 for something if it broke within the 1st 6 months) of us paying her $1,200 a month to basically rent the property (no rents would go toward purchase price) we were also to give her another $6,000 down plus another apx $700 by her estimations for pro-rated rent the last week of August (we would not have been

ready to move in till Aug 29 at the very earliest). The contract was obviously not drawn up by a legal professional as it included multiple misspellings, portions were BACK DATED (a very big no no in financial matters), she was so kind as to mark off on our behalf the portion of the LEAD BASED PAINT FORM which meant we WAIVED OUR RIGHTS TO INSPECTION!!! Also missing was the REQUIRED RESIDENTIAL PROPERTY DISCLOSURE FORM!!! BIG RED FLAGS WENT UP IMMEDIATELY!!! We informed Ellie Laraine Prewitt that we would not be able to go forth with this purchase as we had SERIOUS MISGIVINGS RELATED TO THE CONTRACT!!! She informed us that our $500 deposit to "SEE THE DOCUMENTS"

was non-refundable and that she had invested her time and "GAS" to show our parents this property. Really that is what she said. I have all the accompanying documents, texts, time stamps, etc to validate what is being said here to date. I feel so strongly about this situation that I have provided local authorities, the area Better Business Bureau, Ohio Association of Realtors, Ohio Attorney General, and others with this information. Please do feel free to contact me if ever you had any previous dealings with this company as I am presently preparing litigation and would entertain any legal actions as they may relate to CLASS ACTION LAWSUITS or otherwise.
