Covina escrow contacted me 2 days prior to the scheduled closing of escrow and asked me to bring in the original title to a mobile home. Escrow assured me that we are set to close in two days little did I know that the buyers had not even made a deposit for the balance of the funds needed to close.
On the exact day that the escrow was to close the buyer canceled according to the law and the contract this would cause the buyer to forfeit the deposit in escrow. However, in an effort to close the matter the escrow company refused to return the tile to me unless I singed the cancellation made by the buyer.
In an email, the escrow officer said: " what motivation would you have to sign if I return the title to you". Since the signed original title = ownership to whoever is in position and the tile was now tied up I reluctantly signed the cancellation. this is coercion, duress, and blackmail. Company has very few clients even after 25 years of being in business this is a red flag.
