How does this company stay in business??? I rented a home from Colony American Homes in Tampa back in February of this year. I thought that the home was amazing when I viewed it. During the viewing I asked the Property Manager was there a HOA for this subdivision and what was the rules/guidelines? She didn't not have much to say about the HOA. Every time that I asked her she would say that they are not aggressive she said for me not to worry about them as the tenant. The home lawn service was included with the HOA fee's that the owners pay. I thought that it was a deal for the asking price. Until I moved in!!! When the water department came to turn my water on the outside water main to the home was leaking very bad to the point it started to flood my neighbors living room. It took 5 days after I reported the issue for a plumber to come out. When he arrived I asked him why did it take so long? He told me to run from this company as fast as I can.

My red flags started to fly. I started to wonder what did I get myself into with this company. When I met my neighbors I wondered why they kept asking me was everything OK with the home and was it repaired. The neighbors told me even before my mold and mildew issues that the home was empty for 3-4 years and that the previous owners had mold and mildew issues, leaking pipes and leaking roof in the home. That's why the previous home moved out of the home. So the water stop leaking outside but later that after the plumber left the pipes started banging really hard to the point my children was scared. I called and reported this to the maintance department. They told that someone would contact me about coming back out. Still 8 months later still have not received any calls about the banging pipes. I kept calling the maintance department over and over again complaining but still had no follow up from maintance. I had no choice but to go to the local office where I was greeted by rudeness and unprofessional attitudes. I requested to speak with someone in the maintance department but the receptionist said that no one was in to speak with me.

In March my master bedroom toilet stop flushing and things would float back up in the toilet from other the toilets. I called again they was still saying that someone would contact me. Still to this day no answer. April of this year my wall in between the shower and thfumes in the master bath started to mold and mildew. The shower tiles were starting to fall off the wall in the master bath. The sewage has backed up several times in all toilets, showers and sinks. Every time that I take a shower I am being poisoned by sewage gas fumes while the water is draining. I can't us any of my 2 bath tubs in this house. Well at the end of July I went into my garage and found the ceiling is collapsing and leaking under my children bedroom . I then received a letter from the HOA telling me that Colony American Homes is in default and have 14 days to comply because no paperwork was ever filed stating that I was a tenant and that the home had been rented. I notified the property manager by phone finally getting someone to answer in turn she yelled at me over the phone saying that there is nothing wrong with that house and to speak with Matthew about the HOA. She added that everything is new and repaired and if I am so unhappy just move out. I was in shock I have never been treated like this in my life. They are bullies!!! And the Judges and the law allows this Corporation to get away with robbery. They are charging people to stay in their homes but not willing to maintain their properties. After I called code enforcement to come out to see the damages. This house has 8+ violations. On last Thursday I received a letter in the mail from the clerks office starting that my eviction was final. "What is this" I asked because my rent is paid up to date with a cashier's check.

So I call the property manager she said that my rent was not paid on time and I was in default of my stipulation/ lease agreement. I told that is not correct my rent was paid on the 1st and is up to date. I went into the office to show my stub from my cashier's check but no one would talk to me. The receptionist was rude and told that no one was in the office for me to speak to at that time. So I filed a motion to stay with the clerk of court to show my evidence that I paid my rent on time and that I had only been late once back in May. The Judge that I believe is working with this company denied my motion. So I in turned filed for another motion to stay with copies of my receipts and I received a emergency court hearing. I went to the hearing produced my evidence to the court.During the court hearing the attorney for Colony American home insisted at first that I was in default because I did not pay my rent. I showed the Judge my evidence that I paid my rent.

After showing my evidence I explained to the Judge why their company wanted me out of the home and the problems with the HOA complaining that Colony American Homes did not file the proper paperwork or paid the fee's for me to rent this home also how the HOA is threatening to evict me for Colony American Homes mistakes. I also explained the code violations in the home that need to be repaired. After speaking to the Judge the attorney for Colony American Homes said to me "Well if you have all of these complaints why stay in the home"? He continued " If you are so unhappy just give me a date that you will be out of the property ". The Judge in return agreed with the attorney. I said I would not be upset or unhappy with the property if you would maintain it to the proper codes and state. And I ask for my security deposit back and the eviction to be stopped so that I can find another place. The attorney said "no way". So the Judge ordered a continuous ordering for me to bring someone in from my bank stating that I paid my rent. I offered to show my bank statements online if she didn't believe my paperwork. The Judge said" no she wants me to subpoena someone from the bank to come tell her that I paid my rent". I was shocked because all she had to do is call the number on the bank statements or go online and access all of the information. This is why I say it's something fishy with this company. I have never been through anything like this in my life. I had video recorded the court hearing and I will display it on the web to show consumers how this company works and how the Judges are working with them. Consumers Beware!!!! Slum Lord Gangsters backed by the Government to rip Americans off.

I purchased a franchise and moved to Douglasville GA. to start a new life. I searched online for available rentals and although Colony American Homes were very hard to contact I found a perfect house for the price that was right for me and my 2 children. Once I was able to locate a realtor for the property I scheduled a viewing, submitted an application and was approved. The entire process was online and my move in date was June 1st 2015. The realtor left the key outside and told me to do the walk through and get it back to him via email. There were several things that needed to be fixed and cleaned in the home and was noted on the move-in inspection. (None of the cleaning was ever done)

Just a few months into living in this 3 bedroom 2 bath home my father had a heart attack in North Carolina and needed to come and live with me due to his failing health. I called colony and explained my dilemma. I was told that I could move into another one of their properties but would need to redo an application, be approved, and pay the deposit. I found the home I am currently in, was approved, and was told I had to be out of the home I was currently in and into the new home within a week. I asked my realtor if I could make the move in for the 1st of the month to which he said his supervisor would not allow and if I wanted the larger property I would have to take possession and be out of the other home by September 21, 2015. I complied. We managed to move everything out and clean the previous property and left it immaculate!! (Much better than when I moved in it.) They could have rented it straight away without any cleaning what so ever!

After several weeks I began calling because I was told by the realtor that I would be contacted about a walk out and final inspection of the previous home. Well no called. No one returned any of my numerous calls. Over a month later I went by the previous property to check the mailbox to find a law suit filed against me for eviction!!! I was in disbelief!! The 10 days for me to respond had passed and the court said there was nothing I could do about it but to file suit against them and try to get my money back for my deposit and have the order for eviction vacated.

I immediately left the court house and called the attorney on file. She quickly called me back and explained that the eviction was filed in error and that the managing office would contact me. She refused to send me anything in writing and no one ever contacted me from the office and no one would return my calls.

How can Colony approve me to move, Rush me to move, Take my money, then file papers and send them to the previous address!!!!! I have never missed paying rent!! I have never paid late!! And usually pay months in advance. Now I am in this other property and still renting from them and am already having serious problems with them. This house is SO OVER PRICED! I have 3 fire places NONE OF WHICH WORK, A Jacuzzi tub that was unusable the first month of living here, A gas stove that has never worked properly and still doesn't, Carpet that was supposed to be replaced prior to move in but never was, A front door that couldn’t be secured for the first month I was here, and a garage that floods every time it rains, Blinds that don't fit the windows and several that are broken. 2 of the 5 bedrooms have no closets, and most of the windows in the home do not open!! This is a joke!! The only thing this company is on top of is COLLECTING RENT!! And we just spent 3 days without working toilets, showers, and sinks!!! And had toilet, (septic) water running from the ceiling fan and lights from the 2nd floor into the kitchen. FOR 3 DAYS!!!!!

I JUST WANT MY MONEY BACK AND TO BE COMPENSATED FOR MONEY LOST!! There were so many other things that have gone wrong and that are currently going wrong but I will save that for the health department and an attorney when I find the right one.

DO NOT RENT FROM THESE PEOPLE!! THEY ARE CURRENTLY KNOWN AS WAYPOINT HOMES. THEY WILL NEVER GIVE A DEPOSIT BACK AND WILL TAKE YOU THROUGH SO MANY CHANGES TO HAVE REPAIRS COMPLETED!! CROOKS LIARS UNPROFESSIONAL AND NO FOLLOW THROUGH that is what is in store for you if you sign that lease!!

Garage door stop working so insead of trying to fix it myself I call Colony America. They send someone out and the tech fixes the issue. Colonial America decides to charge me for the repair because the tech only had to reposition the sensor. The reasoning the office gave me was that the tech didn't actually have to do anything and we are charging you because they had to drive to the location. I had a similar situation with my refrigerator and a tech came out did nothing and I wasn't charged. This company will not get my business next year. As much as rent is and they stuck you with invalid charges because they can.

This Reality company owns and rents their own houses. My dad has cancer and we tried to rent this company's home very close to my dad in an effort to help him with his treatments. Leasing agent Troy Quick, and the front office staff were very nice and helpful (although Troy rarely returned a call). AFTER TAKING a $90 app fee, a $2000 security deposit, $1335.50 first months rent plus $270 prorated rent, they denied our application and told me that I had a criminal history....ridiculous! Even after I went to the Gwinnett co District Attorneys office to obtain needed legal documentation to clear my good name, the company conti ued to refused to lease to us. It's been 3 weeks and I can't get anyone to talk to me about the return of almost $4000! I have left numerous messages, and have been to the office several times. The manager Kelly is never there nor does she return calls. We've spoken to the corporate office who simply direct us back to the local office. When we did speak to a Tina Parker, whom we were told handles deposit refunds, she was nasty and condescending. Please do not use this company. And yes we will pursue legal action.

I called, called and called finally got Tina on the phone. She was condecending, nasty and actually told me that she has to evict people with "brain cancer" and that because i called her a "liar" (I did not I told her it was not the truth that i failed to pay my rent) she HUNG UP ON ME. After she said she would NEVER give me a refund. I

I have never paid late or bounced a check but they say I have. It is Christmas and I am a single mom with a special needs child and I am sick and on chemotherapy. I cant believe how they treat people. There isn't anything I can do about it.

I moved into a home in Decatur GA from Colony American Homes. The house was old but it was in a quite neighborhood. The house was fine in the Summer but cold as a blizzard during the Winter.

My attic didn’t have any insulation and it was causing my heat bill to rise!! It took them almost 4 weeks for them to fix it. They kept sending out different people to come fix it.

I also had a roof leak and had mold in my wall and that took more than 4 weeks to fix!

Bottom line if you have maintenance issues. Good luck getting them fixed on time.

So this Security Deposit.

I moved out with the house is GREAT CONDITION! No holes in the wall, I mean NOTHING. I even vacuumed and swept.

When I did my move out inspection the guy said I had normal wear and tear and that there wasn’t any damage. I asked if I needed to sign something he said no. (Next time I know to get documentation of that)

My lease was up on 7/24 and I turned in my keys 7/21. I paid the prorated rent up until the 24th too. It’s been more than 30 days and I still haven’t got my deposit back. I called the 800 # and Robert Austin sends me the move out report and it says I have $180 worth of damages in PAINT for 200sqft. My lease does not state I have to paint and if I do I must paint it back to the same color # the original paint was.

So I was only going to get back $535. The lease also states you are to review the move out inspection 5 days after to dispute anything but it wasn’t given to me. I called again because I have yet to receive my deposit and again Robert Austin says that I am only getting back $485 now. Then he couldn’t tell me why and sends me the same move out inspection he sent before.

If I take 715-180 that = 535, not $435. So I go to the local office and speak with the same lady I gave my last rent check to.

Her name is Tina Parker. When I met Tina she was crying and telling me how her husband cheated on her and left her for his high school sweet heart and she found out on Facebook. I am not sure why she was telling me this. It was so weird.

It was July 6 now and I came to the office July 3 to pay my rent but they closed their office early when the sign on the door states they are open til 6pm. So that’s why I came in the office on 7/6. Tina said she I was not going to get charged a late fee since I had never paid my rent late and she gladly accepted my rent payment without the fee.

So now 32 days later after I turned in my keys they still have not given me my deposit back. I went to talk to Tina again and she gave me an itemized document for all my fees.

She said that I broke my lease because I moved out before my lease end date. Mind you I paid for the prorated days up until my move out date so I didn’t break my lease! She said they were going to charge me $3000 for breaking it but instead they charged me $50 for paying my rent late and the $180 for paint. They also credited me back the difference for me moving out earlier than my lease date end. Mind you their math skill are not good because I did it and it did not add up at all.

So they charged me a total of $230 from my deposit. I told Tina she waived the late fee and that I shouldn’t be charged for that. She was like well I can ask for that back but that was corporates decision. BULL****. Because TINA DID NOT charge me for the late fee when I paid my rent for my last month.

She also LIED and said that my email wasn’t valid, which I verified....also said the check they sent was returned BULL**** again because I verified that and its correct. And if the check was cut on 8/18 it doesn’t mean it was mail and if it was the check doesn’t get mailed from the East Coast.

DO NOT rent form these people if you want to live in an old house that is poorly insulated just to move out and them to **** you down for you deposit KNOWING there was nothing wrong with the house.
