This short man with a little hat along with his partner John Saunders were my landlords on a ground lease of two buildings at 2101 and 2091 Business Center Drive in Irvine California I finally sold the ground lease but in the mean time, Coldren with cooperation of Saunders caused me to lose a refinance by not cooperating or complying with the ground lease that originated from Irvine Company.

He purposly did not sign off on me placing a loan on the property in 2017 and again in 2020. His game is simple "guessing game of what he would accept, without being clear so the opposing attorney can never create an estoppel" In the sale of the ground lease, I had to give the buyer a credit of $230,000 to make the same happen.

Watch out for this animal and make sure you don't hire him as he would run up attorney fees.

Below is my last email to the SOB in July 2020

Hello Mr. Coldren or “little Rob with a stupid hat” ;

It has been a miserable 5.5 years dealing with you as a ground lessor for 2091 BCD as a poppet of your partner, John Saunders.

I took several months into 2020 to sell the ground lease as a second attempt, after the first attempt to Max (cc here) which you caused the sale not to go through.

In the second attempt to sell the ground lease, and as the result of your obstinacy and unethical conduct I was forced to reduce the sales price of the ground lease by $230,000

You had an obligation per the lease to allow placing encumbrances and act fairly regarding the buyer's lender’s requests three times in the last 5 years, but you did not.

You refused to rewrite the estoppel per Article XV ("encumbrances") of ground lease and what was acceptable per the ground lease. That required the lender to try to guess, several times that cost everyone thousands of dollars in attorney fees. It is obvious that you did this because you never intended to sign any agreement, due to the fact that you borrowed $1.5 M from Farmers and Merchant bank Which by the way I helped you to obtain, but you had no appreciation!

You were shown and sent (by me) the same agreement which was agreed upon by the ground lessor of 2101 BCD Ron Kline. You then said that you were going to hold your nose and finger in your a*s and sign it and you never did.

Steve Schroeder (Steve) asked Mr. Kline to give him a deferral payment due to Covid, Kline not only cooperated and quickly, Kline did not charge Steve extra for the deferral, yet you and Saunders were so greedy that you charged Steve extra for the deferral.

You also tried to stop the sale by bringing PC Company to nitpick, falsely and fraudulently indicate that there are hundreds of thousands of dollars in repairs. My on site manager laughed at this little stunt, you p***k.

It would be an understatement to say that you and Saunders are unethical business people. You as a poppet that was and is being controlled by Saunders.

I have built a great relationship with Steve for the last several months and I will reserve my rights to sue you both within the next 4 years, IF I HEAR THAT HE IS BEING TAKEN ADVANTAGE OF.

Personally I suggest that you make appointments to show your a*s on the property and if not get kicked out.

I have filed a complaint with State Bar on May 18th 2020 and there is an open case and further I have notified the City of Irvine and sent them the empty threats for late rent payments that I received from you. Consider that your birthday present.

For people on this email to know you better, you are the same snake that sued your own previous law firm and lost!

STEVE IS GENEROUS OFFERING YOU LEASE PAYMENTS, SINCE PER THE IRVINE CITY COUNCIL AND GOVERNOR, HE CAN WITHHOLD PAYMENTS FOR MANY MONTHS, AND I SUGGEST THAT HE DOES EXACTLY THAT.

Lastly, I expect Steve and on site manager to be treated PER THE GROUND LEASE TERMS AND CONDITIONS or I will know about it.

Prior to May 2032 there has to be a meeting of minds (not your mind, since you don't have much in there) in regards to cross easement between your land and Mr. Kline's so get this through your hearing aids to your ears that you can’t demand anything more than what is on the ground lease.

When I met you the first time, I thought that you were a nice guy and we got along after breakfast, till I found out that you are a snake with the head of the snake being J. Saunders.

As for you John Saunders, someday you will realize that the snake that you have been controlling and using all along is coming back to bite you in your a*s.

Can’t wait till that happens as you were warned and certainly you both deserve each other. Just send me an invitation once you two get married. I 100% approve this email. Every single word of it.
