I only stayed for a two week period. Here is what I observed.

1) The owner of the RV across the street was conducting illegal drug dealing. Many visitors for very short visits, hand off of drugs in exchange for cash - people that looked like they were strung out and desperate for a fix. Very easy to see what they were doing.

2) Loud music - ridiculous music levels that were not controlled by management.

3) Many Harley motorcycles with very loud exhaust pipes at all hours of the day or night. The park has 10 mph posted speed limit. These bikers were always going 20 to 30 mph through the park. Late at night this would wake up everyone on the street.

4) Park is overrun with stray cats that would jump all over vehicles and over the roofs of the RV's and crap everywhere.

5) Raccoons were everywhere getting into any garbage that was not sealed and locked down. Very aggressive raccoons.

6) The bugs in the park are beyond belief. Lots of standing water with poor drainage causes huge infestations of mosquitos and knats and more.

7) The attitude of the older women working in the office was disturbing. They didn't want to hear any complaints. I was told that people who complain are the one's who are asked to leave. I guess the people who live here get used to living an a low rent trashy neighbor where there is no common sense rules that are followed nor enforced.

I will never go back.

I moved out. Didn't stay long either. Right across the highway (State Road 60) is a very poor mobile home park - very poor people live there in very hold mobile homes that are falling apart. The teens come across the street - walk through the RV park and steal anything that is not tied down (broad daylight) and they cut the locks and steal propane tanks, bikes, BBQ grills, car parts off your car.... whatever!

No security, no cameras, no deterence.

Stay away from this place. It won't belong before they break in and take whatever you have inside too (even while you are there)!!! Nasty environment for someone trying to get away on vacation and find a reasonable priced park. Is the discount worth it? NO!

Also, on day one when I moved in, a resident told me there is not enough power running through the park. The voltage was so low that a large number of residence were burning out A/C units, refrigerators and more due to a lack of proper voltage being supplied. Perhaps if they didn't jam pack the park so full there might be enough power for those that are staying there. I didn't want to risk it for either reason. I moved!

NOT ENOUGH POWER COMING INTO TO THE PARK TO ADEQUATELY RUN ALL THE RV'S IN THIS PLACE. YOU WILL BURN OUT THE MOTORS IN YOUR A/C AND FRIDGE IF YOU DON'T TURN THEM OFF WHEN THE POWER DIPS ALL DAY DUE TO THE POOR TAMPA ELECTRIC GRID NOT PROVIDING ENOUGH VOLTS. YES - THERE IS NOTHING THEY CAN DO ABOUT IT. THE POWER COMPANY IS MAXED OUT. MY UNIT COMES WITH A PROTECTIVE FEATURE - A VOLT METER.

YOU ARE SUPPOSE TO GET 120 VOLTS. IT IS OK IF IT DROPS TO 112. UNDER 108 AND IT IS REALLY BAD. I SAW READINGS OF 95 AND EVEN 93 DURING PEAK HOURS OF THE DAY (EVERY DAY FOR HOURS AND HOURS AT A TIME) WHEN EVERYONE WAS USING THEIR A/C UNITS. THIS COULD CAUSE A FIRE AND IT CAN DEFINITELY RUIN THE MOTOR IN YOUR APPLIANCES. LET'S NOT TALK ABOUT HOW HIGH THE ELECTRIC BILL WILL BE WHEN YOUR A/C HAS TO RUN THREE TIMES LONGER BECAUSE THE COMPRESSOR IS NOT RUNNING EFFICIENTLY. THE BUSINESS ACROSS THE STREET FROM THE PARK BURNED DOWN.

IF YOU MENTION THE LACK OF POWER TO THE PARK MANAGER I THINK THEY WILL THROW YOU OUT. THEY ARE WELL AWARE OF IT BUT REFUSE TO FIX THE PROBLEM. I THINK THESE OLD LADIES THAT RUN IT ARE JUST WAITING TO DIE. THEY DON'T GIVE A CRAP ANYMORE. I AM SURE THEY WILL NEVER SEE THIS REVIEW BECAUSE THEY DON'T HAVE A COMPUTER IN THE OFFICE. THEY DO EVERYTHING WITH INDEX CARDS. THEY HAVE THEIR OWN ELECTRIC METERS (GOD KNOWS IF THEY ARE CALIBRATED CORRECTLY). YOU PAY BY THE METER READING TO THE PARK. THUS, YOU CAN NOT COMPLAIN DIRECTLY TO TAMPA ELECTRIC (TECO).

YOU HAVE NO OPTION BUT TO MOVE OUT OR BURN UP YOUR APPLIANCES. THIS IS SAD BECAUSE IT COULD BE SUCH A NICE PARK YEAR AROUND. JUST LAZY OWNERS I GUESS. THEY RENT TO TOO MANY PEOPLE. THEY LET ONE GUY PUT A LARGE 10X40 SHED NEXT TO HIS CLASS A BUS. HE IS RUNNING 220 INTO THE LARGE SHED FOR A/C. IT IS KILLING THE GRID. WTF? DON'T BOTHER CALLING CODE ENFORCEMENT OR THE FIRE DEPARTMENT OR THE OCCUPATIONAL LICENSE OFFICE - THEY DON'T GIVE A f%#$K.

THIS IS NOT THE PARK FOR ANYONE WHO CARES ABOUT THEIR RV. I HOPE YOU HAVE A NUMBER OF SMOKE DETECTORS BECAUSE WHEN YOUR UNIT CATCHES ON FIRE... YOU'LL NEED ADEQUATE NOTICE TO GET OUT OF YOUR RV.

I thought I bought a bad RV .... a lemon. After countless problems with my appliances I figured it out. A neighbor told me the power grid in the park is very inadequate. I was told to buy a volt meter. Sure enough the worst-case-scenario was revealed. 106 volts was the reading throughout the day and 109 to 112 at night. All day long I was burning out the electric motors in my appliances. I knew the park had a weak system because the power often shuts off for no obvious reason. Sure storms would always knock out the power. Breezy days would knock out the power. Management just didn't seem to care. They didn't want to hear about it.

Let's talk about trees. When I was living there for a short stint, many of my neighbors had damage to their cars and RV's due to falling chunks of tree branches that were rather sizeable. This dangerous condition did not phase management. They would only send a crew to clean up the trees after they fell. Many dead trees are making the park very dangerous, especially during windy days. They do not pay for the damage either (I believe they are liable too).

Let's talk about speeders. The park has a 10 mph speed limit. Many residents race through the park at well over 20 mph. A few real idiots go over 30 every single day! Disgusting behavior (burgundy Altima - young blond woman - smoker - idiot). These idiot trailer trash pigs race past grand children (toddlers) at break neck speeds and they never get a warner or tossed out of the park after repeated abuse. If you have a toddler or visitors that are under 4 and you live in this park you have to hold their hand constantly or put them behind a fence.

You'll notice a very old and trashy mobile home park across the highway from the park. It is not unusual to hear about break in events all through the park. Pickup trucks with crews of 2-3 thiefs run into the park between 1am and 4am taking whatever is not tied down. The park put up one or two fake camara devices but they do not deter anyone.

All the mail was stolen. Now they lock the mail up inside their office. It is only available between 8am and 3:30pm with no access on Sunday. Sad they can't figure out that mail boxes with key access can easily be mounted so residents can get their mail without having to make special arrangements with friends who don't have a job that can retrieve their mail during the parks short business days. Very frustrating. Good luck getting that new credit/debit card mailed to you at the park. Get a PO box off site - you'll be glad you did.

Only one pizza place (Hungry Howies) delivers to the park. Their pizza sucks and they always get the orders wrong. Hard to find good help these days. The nearest Dunkin Donuts is no good. They like handing hot coffee through the drive through window with spilt coffee running down the sides of the cup (every time). Idiots.

Do you like living in Red Neck Heaven? This is your park. No pool, no shuffle board, no games... but they do have ATV and Go Karts racing on the walking paths ripping up the place. Don't complain - they scare away the alligators and huge snakes that are always viewable on walks around the water run off ponds that were man made. Most of the park has water drainage problems (a muddy mess) when the rains are steady. This is typical in Florida.

For what you get.... $200 to $275 per month is plenty. At that price the risk of theft might be worth it for a night or two. Don't leave anything loose outside your RV. Make sure everything is insured.

Not a great park. Pam - the office manager - has zero personality - never smiles - total grumpy old lady. Do not expect a sales pitch. Her attitude is "take it or leave it". She will only throw someone out if there is gun fire. She waits way too long to get rid of the idiots. Many of the residents run small business services right on their RV lots. Power saws, hammering, banging, fabrication work disturbing the RV resident who is trying to relax and chill on vacation next door is not a concern for these park owners. Dogs barking day and night (necessary to scare off the thieves) keep old people from resting or God forbid recuperating from an illness. Neighors going to war over barking dogs is a common event at this park. Unfortunately many residents can not move because their unit will fall apart if they attempt to move it. They are stuck there. Sad.

I'm sure there are worse parks but this one could be so much better if the staff just showed the slightest concern over speeders and loud dogs and trees that going to kill someone. Working cameras or better security would help too. It could be so much better with just a few inexpensive fixes.

Half the people in this park can not afford to move out. They put up with every abuse the ownership can thrust upon them. Flooded lots, bug infestations, tons of stray cats, loud cat fights outside your RV every night, speeders doing 30 in a 10 mph zone (6 feet from the end of your RV - very dangerous) , 150 foot trees that are dead and dropping branches through the roofs of RV on a weekly basis.

The ownership at this park simply just does not care. They do nothing about anything you report to them. NOTHING. Stay at your own risk. Every time it rains the power goes out. Turn on your generator and the poor neighbors that can not afford one will complain you are making too much noise.

It's 100 degrees with the humidity but the poor neighbors live all summer with their windows open. You can hear every time they take a crap. Nope - I moved out.

To the OLD LADIES that run the property...... NO EMAIL - NO WEBSITE - NOTHING IS COMPUTERIZED AT ALL. Warning - do not stay here. They have standing water everywhere. The whole place is a septic tank of bugs and more bugs and ants. Here is a suggestion for the management there...... Spray the property! Wake up. It doesn't have to be this way!!!! Too cheap to spend a buck.
