I have had recurrent Leaks around multiple windows dating back to within a year of the construction of my town house in 2012. The leaks have been caulked on multiple occasions, including by the Builder Ari Ginbalt in the first year, and later on paid for by myself, for what was thought to be a simple matter just requiring strong sealants. The last of these was in 2016, an extensive caulking of all the windows in the building, with the hope that would take care of the issues for good.
Unfortunately, leaks have recurred again this year, and I have multiple damp areas within the home, with damage to window treatments, so I got my Property Insurance Company, involved as I needed direction on what to do next. The Farmer's adjuster advised that I engage the services of a Leak detection specialist, since it was now clear there were serious underlying issues.
My home is part of a 14 unit town house complex developed by Chester Street Associates LLC and multiple homeowners have also had ongoing issues in the six years since the construction of these houses in 2012.
American Leak Detection of Maryland determined that the windows were installed incorrectly when the home was built. They advised that I contact Chester Street Associates LLC, the Contractor, to perform repairs and/or replace the windows as needed. I spoke and subsequently wrote to Mr Tom Frutchey, the owner of Chester Street Associates, LLC, on 301-440-5563 and sent certified mails to his addresses. He finally wrote back to say he is not responsible for these issues.
My home is only six years old and was clearly improperly built by this company and its subcontractors. I have already spent thousands of dollars trying to fix various issues that cropped up over the years and I am now facing major repairs, which will cost tens of thousands more. I am very concerned about mould and rotting wood from the ongoing leakage into the walls of my home.
Mr Frutchey is the owner of the company that built the home and he is refusing to fix the problems which only arose from the improper construction. There are multiple other homeowners in my complex with similar tales. No company should be able to get away with such shoddy work.
