Carmel Landing Reviews
I have been a resident at Carmel landing for two 12-month leases. When I first came here, this place looked beautiful for the price, but that was to quickly change when the lease was signed. This place is now a nightmare filled with bugs, rodents, feces, and safety hazards that fail to get addressed after escalating this to the regional manager, Nicholas Allen, and Adam West.
Around the property you will see piles of dog poop, broken poles with sharp exposed metal, broken sprinklers spraying high pressure water everywhere except on the grass, and old broken appliances that have been left around for weeks on end. You will see garbage laying around the property, and maybe the occasional what used-to-be orange cone. We have a grand piano sitting in front of our door from the previous tenants - mind you we moved into our current unit 8 month's ago. I have sent in 5 requests, including directly emailing the Regional Manager because the staff here do not act. You will also see abandoned cars, cars broken into, and double-parked cars because you cannot park a car here unless you have a compact car. People park in the fire lanes instead because there is no other place to park. My car has been broken into twice.
At Carmel Landing, you can expect no amenities, and instead receiving a 10% discount for an at-home workout class because adhering to the government guidelines to open amenities costs too much, and takes too much time - not that the pools were EVER clean anyway, they were always filled with bugs, band-aids, and whatever other garbage was left behind. They will use excuses while other apartment complexes have opened their gyms and pools with safety in mind.
If you decide to live here, I highly recommend investing in a high-quality dash cam. I have had to threaten legal action against this complex because of three towing incidents that involved residents being hit, tow truck drivers being aggressive and assaulting residents, and tow truck drivers participating in predatory and illegal towing practices. They paid me a far lower sum than what they would have had to pay in court, and I figured this might open their eyes a bit more to the rampant safety issues around this complex - surprise, it didn't.
You can take your dog to the lovely 400 square foot "dog park" here where your dog will step in a 2 foot deep hole and break their legs, while enjoying a refreshing drink out of the algae-filled water bowl that is impossible to clean. These holes at the dog park have been here for months. Please keep an eye on your animal, because we have a neighbor who has abducted two of our neighbor's cat's and used all sorts of excuses once they found out they got caught abducting animals.
Inside the apartment you can expect thick, low quality paint jobs that have been repainted over year after year for the past three decades. The complex does not even use the same paint all the way through because there's patches of paint on the wall that are glossy, and other's that are not. You can expect 30-year-old appliances, unless you pay them extra monthly for their stainless-steel upgrades, which are also quite old and not worth the additional cost. You will also see that the counters are falling apart on the inside, and underneath the counters there are chips that are significant in size. Do not worry they said - it is okay!
There have been some racist things said by staff here, and any request or concern you have will be acknowledged then promptly ignored.
For your safety, health, and protection of your property, I would highly recommend searching somewhere else. There are many places around the same price here that are not owned by Essex that will treat you better and put your safety, health, and property at a higher priority, and reinvest into their community. I would like to remind you once again, these problems have persisted, or gotten worse during the two years I have lived here - I do not expect improvement anytime soon.
Avoid this place like the plague - it might even give you a plague with how disgusting and unkept it really is - assuming someone doesn't rob you, or you don't get killed by the tow truck drivers, many of which are convicted violent felons. (How do I know that? I used to work for a partner company of Western Towing - they have a track record of being violent).
Shame on Brandon Smith, Adam West and Nicholas Allen - your managers of this complex.
