Caliber Home Loans, Inc. Reviews

  • Jan 27, 2022

My escrow should be at $380 currently as we were negative $414 last year plus $884 from the 12/21/21 payment to the new company which left a balance of $1,298 January 1, 2022 minus the $195 escrow payment we made with January payment which brought us to negative $1,102 and we were waiting on the $1,482 check which would have been deposited today and bring us to the positive $380. However, without notifying us and for no reason an extra payment to our current company or $884 was paid 1/17/2022 against the $1,102 bringing the negative balance on my end to $1,986.66.

Thus, i can not put a check of $1,482 without appearing $504 in the negative. I am not asking for another escrow analysis in hopes that it will be the $525 in the positive as it should be with february’s payment (adding the $195 to the $380). The insurance department hung up on me 3 hours i held today. Customer service says they cannot help me. I have sent messages through the system, i have filed a complaint with the better business bureau… and i want HELP.

I want this fixed because my last mortgage statement 12/31 says $1,102 just like it said online. So i cannot go by your word that it’s not tje $1986.66 as reflected on my end .. or you telling me we will have no money in escrow after putting the refund check when we clearly should!!!

This is not okay and if i have to get a lawyer i will.

Dealt with this scam artist for months and provided him with an enormous amount of information and literally everything required of us. A week before closing, he’s MIA, won’t return calls, texts emails and we are now out thousands of dollars and have no place to move into with 1 weeks notice. Unless, you just have money to blow and want the worst customer service imaginable, I would steer clear

Caliber Home Loans is unlawfully chearging $3.50 to simply make your mortgage payment on line on their website. I linked up my bank account to make my mortgage payment every month only to find out they charge $3.50 every month. This will cost me $1260 during the life of the loan! This is completely absurd. It does not cost $3.50 to make a payment from my bank. I pay everything on line and this is my only payment that has servcie fee. Are they trying to say if I mail a check it costs them less? Ok so I mail a check, then they have to open the mail, look up my account and then they have to deposit my check and wait for it to clear. This clealry cost them more time and manpower. Why in the world would thye charge this fee when no other mortgage compoany charges a fee?? If they try to say they are getting charged something then it is lie and they are commiting fraud. I asked my bank and then said it is free because it is equivlant to digital check and there are no cost on either end. I am not sure how they are getting away with this scam but I know they have so many pissed off customers that NOBODY would ever recommend them to any of their friends and family. So in return for this fee they are losing millions in referral busniess. If they can not cover their costs from the massive amount of interest charges and the fees it cost me to get the loan then they need to just close their doors. There are 100's of banks and mortgage companies with no monthly fees to make a mortgage payment so they will lose a lot of bussiness from this ill practice. I hope they wake up and fix this and credit me back ASAP!

This Company is tied into a group of others that work in collusion to steal properties from People and destroy their Identities. In our case they posted a fake notice of trustee sale on the door of our home while an automatic bankruptcy stay is in place in Federal Bakruptcy Court. President Trump just fined Wells Fargo Bank with $1bn for these types of activities and we understand he is now going after U.S. Bank, N.A., U.S.Bank Trust, Caliber Home Loans, etc. This is their unlawful collection attempt violating FDCPA, and other Federal Laws and Statutes. They also sell all your personal and private information to various websites like LSI TITLE, TRUSTEE CORPS, auction.com, RETRAN, Realtytrac, and to other sources they have ties to that sell Your Personal Information. These people take it upon themselves to harass, intimidate, and violate all due Process of law. They say the are following procedure but fail to validate and verify their sources and procedures. Qualified Written Requests (QWR) and complaints from the Consumer Financial Protection Bureau (CFPB ) ( cfpb.gov ) are returned unsigned and by so called "Lawyers" who do not know how to follow proper lawful protocol. They constantly violate California Penal Code Section 476 by filing fraudulent assignments and other documents on title in the County Records.

I asked a consumer protection organization Americans Against Foreclosures ( aaf.news ) how they can possibly be connected to my loan since they have no contract, the Chain of Title has been broken, and they are not mentioned in it anywhere. The only way they are connected to me is through their own straw companies among them MERS, working in collusion to steal my property and that of others. Their Lawyer sent us letter saying "your complaint has no Merit" but failed to describe what part of my Bona Fide proof of Claim has No Merit. We filed a Chapter 13 BK to save our home and they have violated the filing date by filing a notice of trustee sale 3 days after the BK was filed. Then they started blocking me from working with the so called Lender and failed to tell me who the real and true investor and holder of the note in due course is in violation of RESPA.

Who is the real Party in interest bringing this claim against me? It turns out that I have two different notes in my possession. Was their procedure properly done? Absolutely not. Are they Properly assigned on the deed of Trust? Absolutely not. Title only shows me as the lawful owner so do the Tax Records. They are all simply Third Party strangers working in collusion and acting in Bad Faith. They are using theft by deception to try to prove standing, but they do not have standing and should be audited and investigated by the California State, and Federal Authorities, including the FBI.

I started working with David Frum, and LO at Caliber in 11/2017 (when we still lived in another state). We knew we were moving to NC and wanted to get a head start on house shopping. He pre-approved my husband for a USDA home loan based on his income (which was slightly more than it is here). In case you do not know, USDA home loans are based on income (https://www.rd.usda.gov/files/RD-GRHLimitMap.pdf)

So we come here, put an offer in on a house with Due Diligence & Earnest Money (Due Diligence money is paid to sellers in NC and is non-refundable), pay for an appraisal and we are supposed to close on 2/1. I started seeing red flags about 2 weeks before closing (like them asking for the employment letter for hubbies new job, which I sent to them in December) but when I asked David he assured me it was no issue but did place the loan delay blame on his processor.

I asked David back in November if all they needed to close was the offer of employment letter and he said yes. So fast forward, we have conditional loan approval from the underwriter , the Initial CD is emailed to us on 1/29 because we are closing on 2/1. Well the Initial CD has a close date of 2/9 so I immediately call and text the loan officer and no response at all. Called and texted his boss, James Foster, same thing - no response. Now it is way past 5 pm and I call a processing manager who's number I stumbled across and she pulls up the loan and said that they have everything except that they need a full month of paystubs from hubbies new job. I ask if that is a USDA or Caliber condition and she told me it is a Caliber policy. She also told me that the loan cannot be submitted to USDA for final approval until AFTER they have everything including 1 month of paystubs.

But I was already told by David that the loan was submitted to USDA on Friday and it is now Monday. (I have text from him proving this)

Then a few hours later I get a call from David's bosses boss - Darian Stum who tells me that the loan is denied because my husband makes too much money and USDA rejected the loan because of that. But I was just told a bit ago that it was never sent to USDA.

We are getting different answers and my husband makes less at this new job, which is what was used for the preapproval. None of this makes any sense.

Then Darian tells me that they can switch the loan to an FHA loan but it will take a few weeks. At this point, we are past our due diligence date but we could not trust Caliber to do what they say so we cancelled the loan with them. We got pre-approved with another company but Mike's credit score dropped too much (from them pulling his credit without permission, after this loan was cancelled) and we did not like the interest rate so we cancelled the contract.

My husband also never gave anyone at Caliber Home Loans permission to talk to me at all and they never contacted him, except for 1/26/18 when a processor called him about a fraud alert on his credit (which never existed). It was after the loan was cancelled and I started complaining to the Corporate Office that Jesus Gutierrez requested it.

On 2/2/18 Caliber pulled my husbands credit without his permission.

They did it again on 2/6/18 and on 2/7/18 they did it twice. We then placed blocks with all the credit bureaus. The only reason someone would do this is to harass us because I told them off.

We received a lettr from Sean Roberts, AVP of National Operations confirming that they did this and that they would remove these credit pulls. Still waiting.

On 2/14/18, a processor called my husbands employer to verify his employment. First of all, this loan has been cancelled for weeks and second everyone at Caliber is aware that his work utilizes The Work Number to verify employment because they were sent this in December. I sent everyone at Caliber a nasty letter telling them stop - again!

We have lost money because of them and we want to be compensated for our losses.

Reason of review: Poor customer service.

Monetary Loss: $10000.

Preferred solution: Full refund.

Caliber Home Loans in Bluffton SC. spoke with me in detail for 2 months promising that my scenario would be approved with no issues. We looked for a home and went into contract. The loan officer we worked with stated that he would meet the deadline however, when I told him that we were getting close he was unavailable with problems taking his wife to the hospital and helping with her health issues. The week before closing I reminded him we close the following week but no one has heard from him. He immediately went into emergency mode and told me I have to get him at least another week to 3 weeks. I told him that he needed to call the realtor which finally he did and asked that an extension be done prior to our 21 day contingency period. We did an extension at his request and the following week he was fired. During this time now I have lost my earnest money and Caliber refuses to send a letter showing that the problems with the contract was not due to the buyer but Caliber Home loans. Now we will lose our EMD thanks to Caliber Home loans and the District Manager refuses to give me a call back in regards to it.

I called the district with no avail and need a letter to get my EMD back from the lawyers. No I am out this money with Caliber refusing to assist with their employee over a problem with their employee acting on an illegal lender license.

I want my earnest money back and Caliber to make this right!

I bought my home in 1999 for about $58,000.00.. I live there until 2014.... Up until 2012 I was paying my mortgage. 2013 filed bankruptcy.... 2014 lost my home from back taxes and house was not worth it to me anymore as it needed a ton of repairs, but also because of my mortgage company left me high and dry. Randomly they were sending me checks years later (HSBC) after I lost the home.... All of a sudden in 2015 I get a notice I owe caliber home loans 107, 784.53...... Mind you in 2014 the home was sold at auction to someone else at 31,000.00. I lived there for over 10 year's my loan was more than halfway paid off. Even with interest etc... 107,000???? How?? Caliber home loans was also calling my family and married in family all hours of the day and night..... In 2017 HSBC had taken me to court for the surplus money that was at the comptroller's office from the auction of the home in2014. I signed over the $28,000.00 if they signed off on the loan... They agreed... It's now January 2018 and I get a 1099-C form from caliber home loans inc for the amount of 107,784.53...... Taxes on that would be around 48,000.00. My tax guy said it would be taxable income. I didn't even make 40,000.00 in 2017.... Not taking the whole situation, bankruptcy, harassment, embarrassment, loss of home into consideration..... Please help!!!!

Keith Gerard, called me hispanic, I take no affense to the complement, but I'm actually not that cultured. You can tell he is racist since he called me Miguel multiple time trying to upset me, all on recording, I'm uploading to youtube. He consideres Miguel to be dirogitory.

I asked him to stop calling my office, he called every other day. The last time was yesterday, I was really nice at first, but then he acted like a jerk, so I told him to please never call me again. Later that day, he called me twice in a row and left this message calling me Miguel, when he already spoke to me on the phone and knew my name was Michael. Then he and his friend are laughing at the end like little kids saying lol Miguel, lol.

How inmature, unprofessional. As if cold calling people was not bad enough, they harass as well. Please help me put them out of business and if they call you, go to a real lender who treats you like a real person.

Caliber Home Loans: The New Countrywide Mortgage. Lying to customers to force them into financial suicide.

Caliber home loans is guiding people into FHA mortgages and setting them up for financial suicide. This is a report being filed on behalf of more than one person, all close friends and referrals to Caliber, who have experienced Brandi Harkleroad, (NMLS#: 789112 / State Lic# LO.0088542.001) misleading customers into mortgages they cannot afford. She and her staff, backed by the Corporate Caliber, are setting people up for failure. She and her staff, guided by senior management; John Montgomery, Greg Harkleroad (Brandi's Husband), and others at Caliber to push the approvals and final documents off to the last minute before closings to force the hand of the buyer to have to take what has been presented.

In my, and five others cases, Brandi Harkleroad guided us into FHA mortgages. For various reasons, we were told FHA mortgage was the "ONLY" option. These FHA fees are stacked on top of the monthly payments and are not able to be written off as tax liability either. Caliber Home Loans said, "Just sign the documents and in six months to a year you can refinance and l lower your payment, $300-$500 per month." On top of this, at the time of my purchase, I was told that I had to go with an FHA mortgage because of student loans. I have perfect credit, lots of income, and I put down over $150,000. This was based on the deferment of the student loans for a year, a $600 per month payment. Caliber Home Loans and Brandi Harkleroad knew that the payment was pushing my financial limited, but being promised that the payment would be lowered with refinancing in a year, the mentioned amount, the payment would basically be the same.

All this is no longer true. Caliber home loans has truly operated in a manner to be the most predatory of predatory lenders and worse than Countrywide who ripped off millions of American and set up the financial failures of 2006-2008. They knowing applied my $150,000 to set me up for failure with the hopes of me and those I have mentioned (five others) to default on the mortgage to gain my equity and additional profits. These activities can be found in numerous other complaints across the internet.

When Brandi Harkleroad was called back to "Refinance" she was completely unavailable and unwilling to even look at the mortgage and lower the payment as promised. She was originally contacted in May of 2016, over a year after making all payments on time and still with 100% perfect credit and she refused to help. She was contacted and then led me on for months on end and beyond the point of rates going up in 2017. She then become very politically driven to blame “Trump” for why I could not refinance and why rates went up. This was less than days after his inauguration. Since then, her boss, Karen Eberle (NMLS#: 525355 / State Lic# LO.040150.000) got involved.

She was the most unprofessional person I have dealt with. Karen actually emailed me and said, "You need to learn some patience," when asked to help move things forward. As the unbelievable arrogance persisted I asked to speak to their boss. I found out that Greg Harkleroad is their boss, and Brandi's husband. I then reached out beyond Greg to John Montgomery, who has chosen to also act untouchable replying to emails asking for help with the response of, "Cute". All have failed to help or even discuss refinancing. Quite the latter, their "Customer resolution department” has been psycho dialing me with auto dialers and staff who have been even more arrogant in their responses and even more rude. It is apparent that Caliber Home Loans is the most unprofessional group from end to end.

With no end in sight and to have been completely misled has force me to begin search for a resolution. All have refused to help from top management down and all have been the most unprofessional group to deal with. If you are even thinking about getting a mortgage through Caliber Home Loans…RUN…..RUN at top speed as far away as you can. They are going to stretch you out to the point you have sold your current home, are in a legally binding agreement with a new home and just days before you close tell you that a FHA is the only way to go. This maximizes their profits and leave you with few to no options of refinancing or even having an option to go with the HAMP program to lower your payments.

Caliber Homes Loans is truly the next mortgage company driving our great nation into the next recession and financial crisis. They have truly found the loopholes possible to get away with even worse mortgage games than the previous 2006-2008 crisis and those mentioned in this report are some of the most crooked drivers of all.
