In general, this is a high cost real estate agency that makes a lot of claims of which most are not true.
Things to watch out for:
- Ponzi land schemes. They sold land that they said was ready to be built on and they were in discussions with major developers to buy from their investors. The reality was they were talking to a small local developer, who was dependent on getting Chinese customers to buy into completed townhouses. The Chinese were not so silly, so the land was not sold. They then tried to upsell the land owners expensive townhome units and give them credit in terms of their land value against the townhome. That did not work either, since the cost of the units was about 50% more than existing ones. So basically after 2 years of emailing positive updates every 6 months, they admitted no one wants the land they sold and everyone will need to wait another 2 years before having any chance to sell.
- Claim exclusive projects, which are not. They make it sound as if they are more than a real estate agency, but again, are not. Work with small developers and do not offer the standard benefits that other developers offer since know the international buyers will not be aware of standard elements such as builders in the US paying 6-10k in closing costs
- Use misleading advertising in terms of "last lots" and other urgency messaging that is false
