This is painful to write. I was not going to do this. I was going to just try to forget that I had to deal with this tenant for 5 years or so, but most recently, this former tenant just called me asking me for if he was getting some money from his security deposit back. I admit, I spoke to him harshly since he asked. He then proceeded to berate me, cursing out of control and so on.
Now, let's take a step back. This guy rented a home from me for 5 years. He wasn't the worst tenant imaginable at first, but he began to have trouble paying rent. He'd get behind, at times many months behind. As he was an immigrant, seemed fairly ignorant, had grandkids and seemed to at least be an honest person, I went out of my way for years to keep him in the house.
He should have racked up thousands and thousands of dollars in late fees that I never charged him for. Any other property manager or landlord would have evicted him years before we finally had to get him to leave.
He consistently expressed gratitude at me for treating him in such a sympathetic manner. I should also mention that dealing with him was extremely difficult as he would often get his phone turned off, did not know how to use the internet and did not know how to text.
We finally were able to part ways with this tenant, with him one full month behind in rent. His security deposit was only one month of rent, so that was a wash right there. To show his gratitude for my going out of my way for him, he left me a disgusting, uncleaned, roach infested nightmare.
All doors were caked with grease and dirt. Huge hole in master bedroom door. He apparently installed one door on his own, but upside down. He left an abundance of trash on the curb. I won't go through the rest of the details, suffice to say the place was left in a shambles, about as bad as any I've ever seen, and I've seen hundreds.
As I have much experience in these matters, a normal course of action would be to charge him, the tenant, for all the necessary repairs. Knowing small claims court would be a pain, and that he'd not pay us back anyway, we decided to wash our hands of the man and swallow the cost.
Again, I was willing to let the man proceed from here until he had the nerve (or incredible ingorance) to call me well after he moved out to ask if he was getting some security deposit back. He hadn't paid rent on time for 3 years, owed more in back rent than the entirety of his deposit, left me a destroyed place, and had the nerve to ask if he was getting security deposit back.
I'll be honest. I was hurt. I am hurt. The experience will forever alter me.
Do not ever, EVER, rent a home to Bountham Phonepaseuth. I strongly discourage anyone from having any association with him at all.
