Prior to filing this complaint, I made a good faith effort attempt to resolve this issue with both Bob and Mike Hill. Both refused to remedy the situation informally prompting me to file this formal complaint

This review is related to Bob Hill Realty in Seneca, SC, Bob Hill, owner of Bob Hill Realty and Mike Hill, son of Bob Hill and Associate Broker, Realtor and Property Manager.

I want others to know what I went through in my dealings with Mike Hill and Bob Hill Realty. I do not want Mike Hill to continue to do to other prospective tenants or buyers as he has done to us.

My husband and I relocated to SC from Ohio with what we thought was a wonderful rental in an exclusive gated community. We were soon disenchanted upon our arrival.

Unfortunately, we were unable to come to SC to look at the property prior to our arrival. However, many people frequently rent rentals sight unseen for Airbnb, B&B, hotel rooms, etc. without any issues.

After working 6 weeks with the licensed listing agent and property manager, Mike Hill, whom we entrusted to be a professional honest realtor, we believed that the listing information, electronic media, photos and phone information provided by Mike Hill to be current, accurate, actual condition and a true representation of the property.

We also trusted that he was looking out for our best interest as the prospective tenant and that he was not misleading us since we established a working relationship. Upon commencement of the term and our arrival to the property, we very quickly learned Mike Hill was deceitful, dishonest and untrustworthy in his transaction with us.

His misleading conduct painted inaccurate details of the property. He misrepresented the real condition of the property and made us believe the property was in turnkey condition, furnished as promised and move in ready.

Mike Hill concealed pertinent facts relating to the property such as potentially fatal and health hazardous black mold which made it uninhabitable, especially for my husband who is allergic to mold and has a lung condition.

There were potential health risks from rodent feces, active roaches and ants, leaking water from the fireplace, slow drains and a running toilet. There was also a fire hazard which involved two doors that were difficult to open.

Square footage and garage size were grossly misrepresented. Mike did not make any initiative to repair, replace or remediate these health, safety, fire hazards. Not one of these hazards was on any of the advertisements, marketing or discussed prior to our arrival.

Mike Hill did not have the property properly cleaned either, even though he charged the previous tenants a cleaning fee. The carpet was disgustingly soiled and stained, the walls were filthy, never cleaned or repainted. The toilets were dirty, and the toilet seats were stained, dirty and broken.

There were also burned out light bulbs. The broken cabinet door was not repaired even if it was to tighten a loose set screw. Mike could have repaired that himself but, neglected to even do that. No yard care was performed either.

Mike Hill needs to stop his unprofessional and unethical behaviors as well as needs to learn to choose and do the right things.

I did file a complaint against Mike Hill with the South Carolina LLR and the SC Realtors and he was found in violation of both. The following is Mike Hills violations.

South Carolina LLR:

Mike Hill was found in violation of: substantial misrepresentation involving the real estate transaction. The property was not cleaned for move in when tenant arrived; there were personal items and debris left from the prior tenant, the square footage was not as verbally communicated and advertised, the property was not fully furnished as verbally communicated, photographed and advertised; there was documented presence of mold and Mike Hill was aware of mold and moisture problems from the prior tenant.

Mike Hill was found in violation of: pursued a continued and flagrant course of misrepresentation or made false or misleading promises through associated licensees or through any medium of advertising or otherwise. The square footage was not as verbally communicated and advertised and the property was not fully furnished upon arrival of the tenants as verbally communicated, photographed and advertised.

Mike Hill was found in violation guilty of: in the practice of real estate, demonstrated bad faith, dishonesty, untrustworthiness or incompetency in a manner as to endanger the interest of the public. The subject property should have been in move-in condition the day the tenant arrived. Mike Hill managed the property for the owner but, he also had an obligation to the tenant for the property to be as specified by Mike Hill verbally, in photographs and in advertisements. The lease agreement lacked several of the items that were obviously discussed by the parties, including the extent of the furnishings to be provided in the rental house.

The action is designed to protect the welfare of the people at large.

Mike Hill was issued a public reprimand (This can be viewed on the LLR Website under Mike Hills name and license number) and fined $1500.00.

South Carolina Realtors Violations:

Mike Hill was found in violation of Articles 1,2,12 of the Code of Ethics.

Mike Hill was issued a Letter of Reprimand, complete (2.5) two and a half hours of live classroom REALTOR ethics education and (4) four hours of live classroom education of any combination of the following course topics, agency, property management, contracts or disclosure and was fined.

Upon completion of both the SC LLR and SC Realtors findings and guilty verdicts, I made an attempt to recover my damages and expenses from Bob Hill and Mike Hill by contacting them by mail and telephone. I asked them both if they would do the moral and ethical thing and reimburse me some of the costs caused by Mike Hill’s carelessness. They both refused to compensate me for expenses incurred in this matter.

Not only did they keep $3522.68 of our money for only 4 days in the uninhabitable property but, we also had to pay $150.00 of our own money for a mold inspection that Mike Hill refused to get as well as another $4135.86 in moving expenses to relocate to another habitable rental.

Mike Hill cost us thousands of dollars which we were not expecting to pay and put us in a severe financial hardship. He took advantage of the situation.

I would still like to be reimbursed for at least some of our costs that resulted from Mike Hills misconduct.

I urge others not to do business with these unprofessional and misleading individuals.
