Oct 2016 bod votes for 65k soecial assessment all owners agree. Then bod without voting changes to 225K. Owners never voted. Board voted 4 months later. Based on one bid from associa contractor. Money collected 1 yr ago and no repairs done. No reports. We had to file 5 complaints to RICO to get some old summary financials. They show money missing NO RESPONSE FROM ASSOCIA EVER during last owners meeting assicia tried to rig board elections and introduced one extra fake vote for the board. Then for 15 minutes they lied into oyr faces telling us it was legal. They had to back off when we demanded thry show us where it says so. 4 owners were there. ASSOCIA VP DOES NOT WANT TO HEAR ABOUT IT. Associa oresident does not want to hear about it. We submitted written and oral complaints. I just got off the phone with vp Neil Ross who told me he doesnt want to hear anything about it. Property manager Christina Marumoto should be fired for rigging board elections. Associa is retaliating against owners who are asking questions. One is fined bogus late fees and the other is asked to redo external modifications done in 2004.....3 owners before.... while the current board was on board all these years and never took any measures to redo it. Filing bbb complaints and putting complaints on assicia website did not produce any response Overall associa is SCAM

DRM, aka Associa, signed into contract with a lady who pretended to be the Secretary of a fake HOA, for our pool area. None of the homeowners were informed that this company was going to manage our pool area, let alone given a chance to vote. There never was, or never has been an HOA registered in our community, but Associa is now trying to strong arm their way in.

They sent all the homeowners a letter, stating they were taking over as of 01-01-2017, but 3 days later I get a bill with a $100 late fee. For what, if they aren't taking over til the 1st of Jan and it's only Dec? $170 copy fee and a $90 postage fee. For 1 letter and 1 bill? WTF?! That's highway robbery.

Since there is no HOA, that would mean their contract is null and void and they have no authority to demand fees from anyone in our community, but they are trying to tell me that since our Board of Directors hired them, that members don't need to be informed of the hiring of their company.

I say, if there is no HOA, then there is no Board of Directors, to vote on, or hire Associa, so that leaves the members of the community that share interest and ownership in the pool area to decide how and who manages our pool area.

They still refuse to back down. Now I have to inform all the homeowners and file a lawsuit against them, to get them out.

Worst condo management ever!!! Every year the service gets worse and worse as I have lived at present address for over 10 years and now all my checks for the past 3 months in a row arrive later and later even though I mail the check out sooner. The latest got mailed on 2/26 and did not clear my bank until 3/21. It is a SCAM, payments are being held so they can charge a late fee, if you want to pay by internet it's a 5% charge on top, Please follow along and write a report as I will also be filing with the BBB and VA State consumer affair office as I am tired of having to deal with this shady company.

I wanted everyone to see just how bad real property management is, and how they treat their customers.. We've had real property management on this property since it was new. We've also had nothing but headaches with this company. If you google real property managment you will see the many complaints about this company.

As you can see from the above page link real property management clearly has upset customers and obviously they dont care.

Sandi crinko is the presidnet of the company and one would think if there were complaints like this she would want to get to the bottom of them..But she doesnt...

Our onsite property manager is lisa hilfiker and her supervisors name is vicki smith. In the years i've been here the two of them have lied, selective enforcement, and more. They clearly lost sight of the fact that they work for us the community and the problem is they think we work for them. You see they have been allowed for so long to almost run the property.

Recently a board member named leonard mack who has been on the board for years stepped down and here is his review from the link above...

"we've used real property management at hilliard commons since the the community was built. They have consistently had problems including misspent funds, mis-treatment of residents, etc. I would not recommend this company for your property management or condo association."

Is that sad or what???

I wont go into all the deatails and problems we've had with real property management but how they treat residnets on the property is disgusting and very unprofessional. They also have no problem lying to people who pay their salaries.

If you read the link above for real property management's supervicor vicki smith you will see where a real property management representative made a comment...

The above statement is almopst so laughable it's disgusting. Why? This comment is a lie. They dont have conversations they listen to what you say or ignore you then when they respond it's lies.

" confusion with any issue" the confusion here agian is real property management works for the people of the community not the other way around.

If sandi czonk president gave a d**n she would stop this immediately and make sure it never happens again... Instead they have comments posted above which are lies...

Anyone seriously looking to do business with real property management should definately look elsewhere and avoid the headaches myself and many have had with them...

Oh yes one last note...

A contract was given to richmark gutter company to do gutter and soffit replacements. The contract is a three year three phase project because we have over 420 buildings. Last year i noticed the piss poor work richmark gutter company was doing and brought this to the attention of real property management and the board. I was ignored until just about one month ago when i took my evidence online and exposed not only the piss poor work being done by the contractor richmark gutter company but the piss poor management of real property management whos job is to oversee the contractor and the work. Well they didnt and now the new board members quickly realised this work could cause major problems and decided to put a stop to the work and get a company to inspect the work. A company they chose)

As others state, clearly the worst association to partner with. In particular, one Associa / Vanguard community manager named Lynn Schubbe of Plainfield, is overwhelmingly narcissistic and irrational. She has been caught lying [both in writing/email and at board meetings] to residents of communities she manages – I live in one and four friends in two others. At one meeting, Lynn grunted and snorted and abruptly left in disgust when facts were brought up against her lies. Or it could have been that it was 7:30pm and McD’s was running as special on Big Macs…One look at her facebook page and you’ll see she belongs to such professional pages as “People who P I double S me off” and the like. Clearly – she’s never missed a meal. She’ll fine you and only you fees/violations based on rumor, not fact. Yet let neighbors living right next to you have the same apparent violation and receive a violation letter.

And when you bring it up at the board meeting you get treated like a doughnut she’s about to devour. Our association, for one, is fed up with such fine representation from Lynn Schubbe.
