Katie Aspen was the listing agent and property manager of a property I purchased in December 2014. This property had/has significant and fundamental water leaking issues. Katie covered these issues up by fixing the interior damage with sheetrock repair and paint (killz). She stated all water intrusion issues were fixed so the property would sell and she could collect her commission. The problem is, she intentionally did not address the root cause of any of the 13 leaks. Why? The cost to fix the leaks is $50,000 and counting. Instead, she pays $2,000 to cover them up and hopes for no rain during the closing process. She got lucky, there was no rain and therefore no way to see if there were any leaks.
Also, there was no way to see how severe the issues were since she covered them up without addressing or disclosing thr fact that every window and door in the entire home had a compromised vapor barrier between the joints and stucco.
I contacted Katie and home owner Hayley Hines to discuss the issue and neither one of them will respond. Both seem to think this is acceptable and they did nothing wrong. Now I'm forced to pursue legal action spending 10's of thousands to make things right. Katie will have her broker license suspended or revoked after this is done. All could be solved if she and Hayley would simply discuss the matter and work on a way to fix it outside of court. To top it all off, Katie sold a second property (the attached side of my duplex) around the same time and did the same cover up job. Now Katie and both of her clients will be in court, and all because of Katie Aspen's action on two properties.
