Found property on zillow.com. Made appointment to meet realtor to look at property. Met with the realtor(Sherri Kopperman) at property. OPenly discussed factors for approval and disapproval of applicants. Specifically told realtor that my credit was good and fiance's credit was bad. Stated this specifically to avoid instant denial upon agencies official discovery of this information.We were transparent about this problem with our finances in an attempt to avoid wasting time and money moving forward if this factor was a critical component of the agencies decision process. We were assured it would not be a problem by the realtor. She stated that they would probably only require a higher deposit payment to make up for this one flaw in our financials. We were made to feel it would not be a waste of effort time and money to move forward.
We chose to move forward. We proceeded to fill out the extensive application providing all of our sensitive informationincluding photos of our drivers' licenses, SS #'s, 2 months of pay stubs, names and contact info of employers previous landlords and character references.
Even a picture of our dog. We went through this invasive gathering of our information with under the assurances given by Sherrri Kopperman that the negative credit history of my fiance would not be a significant factor in the decision. Skip to receiving a call from the realtor that the owner of ASM has denied our application sue to her low credit score. Despite our incomes being quite high and my credit score being "Good".
Not only have we wasted time and effort and exposed our information to people we do not know and now do not trust, we wasted $100 and have both taken a "Hard inquiry" hit to our credit that will remain for 2 years. When I pressed Sherri Kooperman in the final phone call about her having lied to us to get us to move forward in the process she denied having done so and rudely hung up the phone on me.
Was the property that she showed to us only a prop to create application fees as a stream of income for this management company? If I were able to speak to the landlord, what would she think of this interaction? Who knows? Engage this company at your own risk.
I purchased a property with my the lump sum of my pension as an investment and rental property. I did not choose ASM to manage my property I was assigned them by the company I purchased the property from. ASM mismanaged my property and cost me a fortune! They failed to check on the tenants who destroyed the property and refused to pay rent. The tenants remained in the property for eight months without paying rent, ASM did not take appropriate action to remove them. Once the tenant had finally been evicted ASM did not secure the property and squatters moved in. The property was destroyed and cost me $14000 to sort out. ASM didn't winterise the empty property and the pipes burst leaving me me a flooded house plus a $1800 water bill because the flood had been going on for so long. ASM had allowed my property insurance to lapse so I was not covered for any of the damage! Other people had been allowed to access the electricity at my property and so I was left with this utility bill as well. ASM failed to offer me any compensation and just wanted me to pay for all the damage. When an investor is so far away from their investment they rely on their property management company to do their job and protect the investment on the investors behalf ASM did none of this. I lost my investment and my pension. I would NEVER recommend ASM to any investor, avoid them like the plague! They cost me everything I worked o for twenty years.
My company Jeromes Landscaping contracted for ASM doing all board ups,trashouts and grass cuts we were at site working and a guy named Brian said we werent there,I called into the office ,sent before and after pics but ASM denied that we were there ,terminated our contract,Havent been able to get back on track since,cant even get unemployment,no type of compensation,Thanks ASM you re the best
