He owns a number of properties in Sarasota that are old, filled with mold and substandard. Do not be fooled by the low rents. Be sure to read everything in the lease agreements if you do decide to go with one of his places as he will try to get you to buy an insurance policy, and if you do not buy it he will jack up the rent almost double after a few months.
I have a son in College in Sarasota and we decided to sign a 6 month lease with this man and regretted every moment of it. He rents to a lot of X-cons who have trouble getting other apartments so be careful who your neighbors are as well. He asked for a month and a half of security deposit, and gave my son back 5% of the total. The apartment was clean and spotless when he left, and Mr. Zalanka made a ton of excuses of why he was not going to return the money, none of which were my son's fault. He blamed him for yellow tiles and for not cleaning the bathroom well enough, and for the mold on the ceiling which is the fault of the bad apartment and the responsibliity of the landlord to remedy.
In Short, this guy is bad news and you would be well to steer clear of doing business with him. If you do, and pay him a security deposit, don't expect to get it back. As well, be sure to look for the tricks he places in the lease.
