Let me clarify a few things, in Los Angeles County, Ca (not sure about the rest of the country) there is a Moratorium in place that the County Supervisors have extended until December 2022. No landlord or company can EVICT or raise RENT INCREASE during this PANDEMIC! However, AMC and Acacia don't care, they were doing this to numerous tenants the enitre year of 2021 when the Moratorium was ineffect, until I spoke out.

This happened at the Villa Apts on Colima rd in Rowland Hts. I have numerous pieces of evidence I will be exploiting after my departure. Due to all of this I have been threatened and retailied against to the point I had to seek legal counsel of an attorney.

AMC.LLC operates management for Acacia Capitals entire real estate portfolio all of their properties they manage. Acacia knows about all complaints and doesn't care as long as they collect monies because their GREED is all they are concerned with. If anyone gets sued it will fall on AMC not ACACIA at least they hope!

Acacia are Freemason who endorse abuse and retaliation against any tenant who speaks out against property management. It indicates in the lease no tenant is allowed to harrass an employee or manager, but management at Villa Apts in Rowland Hts has no problem lying, abusing, harrassing, and threatening tenants and spreading slander. As they have done to me numerous times!

Let me clarify also that management encourages all janitoral (who live here for free) and other tenants to behave in the same manner, harrassing other tenants, because this place is filled with toxic people who are shady and abusive towards other tenants. Instead of minding their own dam business, they enjoy listening to lies and gossip!

This is the agenda of Judy Parker (leasing manager) she instigates slander, defamation of character, harrassing and provoking other tenants (she uses a black man named Wesley who is a tenant, single parent and on a housing voucher with the Housing Authority to be her personal RAT), but I have stood my ground. I have seen them numerous times together even at night where she walks towards his aprtment as she lives here too. Wesley is the one who will spread the lies to all other black tenants as they have their own click going on. This is where the trouble begins. Judy doesn't care she has called under cover law enforcement and has her sons walking in front of my unit all the time, using his dog as the smoke screen.

This property has alsmost 400 units and a big area in the back which faces a school field. Yet her son and a janitor are always in front of my unit as if its the only place to walk their dog!

Many koreans and chinese dominate the property who will participate in the slander and abuse of gossiping. Their behavior alone is ridiculous towards those who are not of the same race because of this pandemic has them in fear and funneling hate!

Wesly makes it his business to walk the grounds (as Steve Chong who is a manager is too lazy). He meddles in everyones business especially if he sees the police or fire dept, he gets involved. I have reported him to the Housing Authority as this kind of behavior needs to be discplined.

During this time I was caring for my husband who was very ill and recently died on Valentines

One of the tenants a young girl ran up to my door banging on it after my husband was transported out. I only saw her from the back as she took off running. This is one of many examples of abuse and toxic people. This is supposed to be senior complex, but there are far too many 20 something kids and teenagers living with their 50 to 60 year old parents, including Judy Parker Leasing manager (son is 45).

I am glad I am leaving many people don't stay long once they notice the abuse and toxcity in this place. It used to be nice 30 years ago but the people have made it to what it is today. Many koreans are just as bad they won't confront you to your face, but will bang on the walls or stomp their feet on the floors whether you are upstairs or downstairs doesn't matter. This building was not built well or insultated at all, it's very cheap so you can hear everything. People in all are very disrespectful towards their neighbor!

One woman was kicking in my door when I first moved in. I have been here over a year but now I am leaving, I was under extreme emotional stress trying to care for my man and I was being threatened and abused from maintance, Judy Parker (racist) and many of the tenants now have a shitty attiude towards me because of the slander due to Wesley. (section 8 housing tenant). They never knew me to begin with. I never made friends with them.

I want people to know, before moving in, the units are studios 600 sq feet and 2 bdrms 700 sq feet, for $1800 dollars, its not worth it. Very high turn over. Its not worth renting from anyone when you have this kind of abuse running rampant. Places to find that are cheaper as people are moving away, are Mexico, Texas, even Florida has a lovely $1000 dollar 2bdrm. If you can buy your own land and live rent "FREE" that is the dream. Its not worth throwing your money away to these abusive FREEMANSON GREEDY CORPORTIONS!

I was blessed to have a place ot live during htese hard times, but I didn't need the extra stress or abuse that I have endured during my time here and then for some b*it*ch to bang on my door after my husband dies. I only pray it all comes on them!

Please reconsider your health and mental well being before moving to the Villa in Rowland Hts. And Just to prove the Occultism of both Companies view the image I have enclosed, you will see a large "V" on the webpage, this is simplified yet it is the Symbol of Lucifer. I personally don't care, but know what your getting into and always check reviews of managers.

I signed up for AMC Premiere with a promotional price of $29.49 for annual yr of service. I contacted AMC customer support through email with questions about operability with an Online TV provider, They sent a couple of emails, saying it would be web based and I'd need to order through TV service at the monthly price. I made no decisions and to not cancel my promotion, never replied, figured I'd just use the web service with AMC app.

Next day I check email and discover around 11:59 last night "Agent" from email took it upon his-self to cancelled my newly purchased account. Not sure if he was "helping" or made cause I had audacity to ask questions. I never asked anyone to cancel anything, After the second email from AMC I never replied anything nor did "agent" ask me if I wanted to cancel, He just assumed to read my mind and do it for me.

I tried to sign up for yearly promo again and can't, that CSR had effectively killed my chance for that promotion. I'm outraged that AMC staff will make decisions on their own concerning customers services without any input from customer. Customer service at AMC is a joke, there is ZERO way to call them(I tried) and email is only option. They take FOREVER to get back to you about any issues. They are willing to bill for a service but want to ensure they keep themselves inaccessible via support, That's asking for a nightmare. I am currently waiting for them to responding concerning this issue.

Was a tenant at one of the buildings they aqquired a few months back. They told us all we would have to be out by the end of February, 1 month. We had to go into the rental office and tell them we were going to move and sign papers as to when we would move. The day that I moved I gave them my notice I was moving on Feb 28th with a forwarding address for my deposit. They said 60 days is when I should receive my deposit check. I called and asked them where was it 60 days later. Anna in the office said she mailed it and it came back. She said she called me to tell me that they got it back. I never got a call. I told her I would come and get it. I got it back with a new envelope with my address on it. She said she was going to mail it to me. She said she changed the envelope that it had been in. She didn't show me the other one. She left the check in the old envelope and I could see that it had my name was on it but, the address was the old apartment address, the main building, not my address or apartment number and it was postmarked with my old zip code. I forwarded my mail so I would have gotten it at my new address or it would have been forwarded either way if it had been addressed right. So what they did was just mailed the check back to themselves. Which is probably what they are doing to the rest of the tenants and many others so they don't have to give deposits back. That's mail fraud I told her when I called her back when I realized I had been duped.
