We were wrongly prequalified to buy a home. After nearly 2 months of looking, 2 offers placed on 2 homes, 2 home inspections, we learn weeks before closing on a home that we were never qualified to be looking in the first place. To top it off, we were never told this directly. It was disclosed to our agent, only when she called to check on the loan status. Very disappointing experience, and the attitude that the owners of this business have is just sickening. They will not take accountability for their errors, and instead we, the clients, were blamed for choosing not to close on a home because of the repair costs. We would have been denied the loan anyway because of not meeting the loan criteria for self employment.
For an office who prides themselves on over 25+ years of service in this industry, a simple prequalifying factor was negligently overlooked. We applied for a VA backed loan, however, we recently started a business. As such, there is a 2 year financial history requirement that we obviously cannot provide since we are a new start up. Maybe the right questions were not asked, even after we provided all of the financial documentation that was asked of us. We were told that we had a green light to look for a home, and "happy house hunting". We made an offer on a home, but after a few counters, we withdrew from it because the sellers were unwilling or unable to make the repairs required from the inspection report. An inspection that we paid for under the belief that we were prequalified to purchase a home.
We looked a several more homes, and made an offer on another home. During this entire process, we were never told that there was a problem with our application, or lack of the proof of income requirements. So, we payed for yet another home inspection. We made our counter offer, requiring that the seller take care of the necessary repairs required based on the inspection report. Right after submitting that counter offer, we learn that we were never qualified to purchase a home in the first place. How embarrassing is it, that weeks before closing on a home you learn that you will not have the funds available to purchase the home you are demanding repairs on? Furthermore, that your lender representative will not even relay this information to you, until she is called by our agent while we are standing in earshot, and we all find out on a late Friday afternoon of a holiday weekend?
To make an attempt to right the wrong that was done, we were told that the owner would reimburse us for our inspection fees, which totaled $800. When we arrived, he had written a check for one of the inspections. He handed it to us, and tried to rush out of the door. I then told him that we understood that we were being reimbursed for both home inspections. He was very nasty and rude, asking me why he would pay for the first home inspection, when we walked away from the deal? I was taken back by his rough attitude, and instead we just said our goodbyes and left. However, the answer to that question is simple: Why wouldn't you pay for it when your office made the error of prequalifying us for a home loan? There never would have been a home inspection if we were never prequalified to buy a home in the first place!
Needless to say that we will never be using this company ever again, even when we have the required time under our belts to show 2 years of financial history for the new business. The unprofessionalism that these owners have shown us, their clients, is unbelievable. We have not received any form of apology, no accountability for their errors, nothing at all. I highly recommend giving this place some thought before doing any business with them
