I hired Premier Professional Inspections LLC Lic# 70002335 to perform a residential home inspection. I specifically stated that I was in another state and was not able to attend and I am depending on him to be my eyes and ears for anything that would need to be fixed or is not in working order. Single, senior woman and wanted to make sure I do not inherit issues that would require repairs.
I am alone, do not know anyone in the state of Oklahoma and I would not be in a position to resolve any issues with this home after purchasing it, so it was extremely important to advise me of any issues that may be of concern, small or large. I advised the seller would be present at the time of inspection and Mr. Jay Langley (owner of Premier Inspections) stated that would be excellent.
I received my report on June 1, 2022. Per the report, he only requested some caulking to be done in the master bathroom and some trim by a window exterior. Everything else he found "satisfactory". I had a lengthy conversation with Mr. Langely regarding this report and he assured me there are no underlying issues nor repairs and items that I will need to address prior to closing.
When I arrived, I came to find there was roof damage inside the living room with a hole and slumping of the drywall from the water damage it incurred. I also found that the entire wall underneath the kitchen sink has been ripped out and there is no insulation nor any type of coverage whatsoever. It is exposed to the exterior wall that leads to the outside brick wall.
The other side of the wall there is a spicket, which also does not work. I had asked the inspector if he inspected any issues with exterior faucets and he said he found no issues there. There are 2 ceiling fans in rear patio that do not work. One has had it's blades completely sawed off and none of the backyard porch lights turn on so it's pitch dark outside after dark.
The master bedroom door is the kind that is inside the wall and slides out, whis is damaged and off the hinge making it unuseable as it cannot be moved side to side and is off the rail. These are just some of the items encountered early on and had this been disclosed, I would have NOT purchased this home.. No one would purchase this home with these obvious problems, at least without asking for repairs, credit back or simply walk away.
I questioned Mr. Langley about these issues and he says he was fully aware of them but it was not something he needed to include in his report and he stands behind his inspection 100% He furthermore, states he did no wrongdoing in not disclosing these items to me. He said he did see the wall missing under the sink but it is obvious he lied intentionally and along with the seller, proceeded to defraud me by not allotting me the courtesy of showing me and disclosing items that were in disrepair.
This man does not belong in this line of work because a home is hundreds of thousands of dollars and a huge investment and an inspector is hired in order to check items that work and do not work so that you can make an informed decision during your due diligence. Now I am stuck, having to seek an attorney, cannot move in comfortably, distraught and angry this was perpetrated on me.
I do not even want to live in this house any longer but now I am the one that will have to explain and repair these issues for I doubt the next buyer will have the horrendous experience I have had with this inept and lazy inspector. HE should be the one to pay for the repairs for he is the LICENSED party and HE found NO issues with all these items. I have a big issue with them all!
